Borey Mongkul Phnom Penh grew with Phnom Penh’s roads rather than around one central address. As new residential zones emerged in Prek Eng, Tuol Pongro, Veal Sbov and Prek Leap, the company launched separate communities of linked houses, shophouses and villas. The brand now represents a chain of boreys from different periods, not one continuous master development.

Those totals are difficult to reconcile independently, but the succession of projects and the amount of completed resale stock provide a more visible record.

From a fifth project in Prek Eng to the larger Mongkul Park

Local media described Prek Eng as the company’s fifth project when sales opened in 2017. Tuol Pongro later became another recognisable address, while the developer’s broader history also refers to Toul Sangke, Veal Sbov and Prek Leap. The pattern reflects the way Phnom Penh itself expanded: new borey communities appeared where roads, bridges and commercial growth began to change land values and household travel patterns.

Homes in Prek Eng and Tuol Pongro now circulate regularly on the secondary market. That makes it possible to assess more than construction quality. Some streets have developed a genuine neighbourhood economy with shops, schools and steady occupation; others may still have a quieter or more intermittent residential life. For a shophouse owner, that difference can determine whether the commercial ground floor has real value or remains mostly unused.

Mongkul Park marked a move into a larger format. Launched around 2021 along National Road 1 towards Kien Svay, it was described as the company’s eighth project and covered more than 150,000 square metres in the original public material. Shophouses, twin villas and larger family homes were presented within a broader community plan. The proposition was no longer simply a row of houses, but a residential district intended to gain its own internal activity over time.

Repeated experience does not make every site identical

Borey Mongkul Phnom Penh’s real strength is familiarity with mainstream landed housing. The company understands a domestic product shaped around parking, several bedrooms, extended-family occupation and the option to run a small business from the same property.

A series of projects, however, is not the same as a single repeatable standard. Prek Eng, Tuol Pongro and Mongkul Park differ in age, access, surrounding services, occupancy and the maturity of infrastructure. Even early and late phases within one development can feel markedly different.

The brand name is therefore useful as evidence of continued market presence, but it cannot answer the most practical questions about an individual purchase. Walking the exact street at different times of day will reveal more: whether shops trade, how busy access roads become, where drainage struggles after rain and how many homes are genuinely occupied. For a family buying a house to live in, that local reality matters more than the total number of projects claimed across the company’s history.
