About NovAsia
NovAsia is a project about investment real estate in Phnom Penh for Russian-speaking and international investors. We work directly with developers, explain the real terms without the gloss, and help you go from your first question to receiving the keys. Our position is simple: honesty matters more than a fast sale.
Who we are
We are an intermediary agency and an advisory project. That means we are not a developer and not a party to the contract: we help you understand the market, match a property to your goal and support the deal through partners on the ground in Phnom Penh. Every enquiry goes through us personally before a local partner is brought in.
How we work
- We clarify the goal. Income, capital growth, relocation or diversification — everything else follows from this.
- We match projects to your budget and strategy, not "whatever sells fastest".
- We explain the terms: the form of ownership, GRR, buy-back, taxes and the real costs.
- We check current availability and prices with the developer — they change.
- We bring in partners in Phnom Penh for offline support: viewings and communication on the ground.
- We support you through to booking and the deal.
Our approach
We don't sell just any property. We separate marketing promises from contractual terms and show calculations with their caveats — for example, we always distinguish "total return over 5 years" from "net profit", because they are different figures. We work only with projects that have a clear legal structure and a developer with a track record of delivered buildings.

NovAsia has a physical office in central Phnom Penh — available for meetings with clients and investors by prior arrangement. A real address on the ground is part of our principle of working openly.
