NovAsia is an information and advisory project and an intermediary agency for selecting investment real estate in Cambodia. Before making a decision based on the site's materials, it's important to understand the nature of this information and the limits of our role. This document explains both.
The informational nature of the materials
All information on novasia.estate — articles, calculations, project descriptions, the yield calculator, answers to questions — is for information and education only. It is not a public offer, individual investment advice, legal or tax advice, and should not be taken as an invitation to enter a specific transaction.
NovAsia is not a financial advisor
NovAsia does not provide investment advisory services within the meaning of applicable law and owes no fiduciary duties to site users. We help match a property and understand the terms, but we do not replace an independent financial, legal or tax advisor. You make the investment decision yourself and at your own responsibility.
Who guarantees income and the buy-back
The terms of guaranteed rental income (GRR), buy-back (GBB), installments, discounts and completion dates are defined by the contract with the specific developer, not with NovAsia. The developer is the guarantor of such obligations. NovAsia does not guarantee returns, construction timelines or the preservation of invested funds, and is not a party to the sale-and-purchase contract.
On calculations and forecasts
Any yield calculations, unit examples and tables on the site are illustrative. They rely on developer data and market benchmarks at the time of publication and may not match the actual terms at the time of the deal. Past performance and forecasts do not guarantee future results. Real prices, unit availability, discounts and terms are confirmed on request and fixed in the contract.
Risks
Investing in property in a developing market carries risks: construction delays, changes in market demand and rental rates, limited resale liquidity, developer quality, changes in tax and currency law, and management and maintenance costs. This list is not exhaustive. Do not invest funds you may need in the short term.
Currency of the data
Cambodian law, tax rates, reliefs, visa rules and developer terms change. We aim to keep our materials current, but we do not guarantee that all information on the site is complete and up to date at every moment. Before a deal, check the current terms with the developer and independent specialists.
Recommendation
Before making an investment decision, consult an independent financial advisor, lawyer and tax advisor, study the contract (not just the marketing materials), and where possible carry out your own due diligence on the property and the developer.
