A card is a starting point for due diligence, not confirmation that a transaction is safe. It shows what was known on the review date, which source types support the profile and which questions remain open for the specific property. Prices, availability, discounts, instalments, return programmes and construction progress must always be checked again immediately before a booking.

How to read a profile card

First look at the entity type: group, brand, operating developer, joint venture, project company, landowner or seller under the sale and purchase agreement. Then check the review date, profile status and source level. Together, these fields indicate how confidently the company can be connected to a project and where a further document is still needed.

An “Active NovAsia profile” means the company is linked to catalogue properties; it does not confirm current inventory or prove that the group or brand will sign your contract. A “Market profile” is based on public information and does not imply a contractual relationship with NovAsia. “Completed context” usually concerns a company relevant to an operating building or resale market. “Under review” means the available public evidence is still insufficient. A “Special risk profile” records a dated regulatory, sanctions-related or other material issue and is not a property offer.

A corporate website mainly supports the company’s own statements. An industry directory or chamber can help confirm a name and contact details; an official register or regulator notice carries more weight for legal and supervisory status; independent business and property reporting can help with history and discrepancies. Several links do not make a claim verified when they repeat the same original source or concern different companies with similar names.

What each company role means

The name on the sales material may not be the company that owns the land, holds an approval, receives the money or signs the contract. A group may own shares and a brand; an operating developer may run the project; a joint venture brings partners together; a separate project company or SPV may hold the land or act as seller. For the buyer, the decisive issue is not brand recognition but the documented role of every legal entity in the selected development.

For example, Hong Lai Huat Group and Royal Hong Lai Huat One sit at different levels of a structure; Oxley Diamond and Oxley Gem are different projects; The Peninsula Capital and CC Peninsula should not be treated as the same company without supporting documents. Renamed businesses and market aliases also need care: Urbanland is now presented as ISI Land, while Borey New World is used as Borey Piphup Thmey. Kampu Borey is related to Borey Angkor Phnom Penh, but a related record does not prove that the same legal entity signs every contract.

What to check before booking

Before paying, ask five questions and obtain documents for the exact phase, tower, site and unit:

1. Which legal entity is named as seller in the sale and purchase agreement, and is there a current company extract?

2. Who owns the master title, and what gives the seller authority over the selected unit or plot?

3. Which company holds the approvals for the exact phase, tower or site?

4. What payment milestones, long-stop date and delay remedies are written into the contract?

5. What title will the buyer receive, on what conditions and when should registration occur?

For a condominium, also verify the strata-title route, foreign quota, common-property rules, building manager and actual operating charges. For a borey, check subdivision, the individual hard title, completion of roads, drainage and utilities, and the timing of land-right transfer. For mixed-use, serviced-apartment or hotel products, separate the purchase agreement from management, rental-return and yield arrangements: an operator or brand is not necessarily liable for the developer’s obligations.

A record of completed projects is useful but does not guarantee a new phase. Compare the transparency of the seller, land, approvals, milestones and schedule changes. Confirm every current price, unit, discount, instalment plan, return programme and progress percentage in dated documents immediately before payment.

Correct or add to a profile

A company, buyer or property owner may submit an official document that clarifies a legal name, company role, project, approval, landowner or construction status. State which company and project the correction concerns, identify the passage to be reviewed and provide the date on which the document applies. The profile review date can then be updated after the evidence has been compared.

A profile is not an endorsement, a completion guarantee, proof of financial strength or legal advice. A project list does not prove that a selected unit is available, and purchase, instalment, return, buy-back, management and title-transfer terms are controlled by the signed documents. Where a contract has already been signed and a new warning appears, do not stop or continue payments solely because of the page. Gather the agreement, schedules, receipts and correspondence, identify the exact legal entity and obtain independent advice for the transaction.

Practical guides

Choose a guide for the question you are trying to answer. The developer-selection guide gives a first-pass review; the extended due-diligence guide organises documents and red flags; the project-company guide explains who may be accountable to the buyer; and the materials on permits, questions for the seller and borey developments help you request the right evidence.

Geographic and segment guides are useful for an initial comparison, but they do not replace checks on the exact seller, land, approvals and contract. Use them after identifying a project or property type, then return to the company profile before booking.

Find a company or project

When you already have a project in mind, copy every name shown in the booking form, sale agreement, receipts and bank instructions. Find the brand, then open the related company records and compare them with the seller, landowner and payment recipient. Use supported aliases and former names, but do not merge similarly named businesses without documents.

When you are still choosing, start with the city and property type, open several profiles and compare company roles, evidenced projects and open questions. Once you have a shortlist, request a fresh check of the seller and documents for the exact unit, plot or phase.
