Privacy Policy

This policy explains what data NovAsia (novasia.estate) collects when you use the site, fill in the quiz or message our bot, how we use that data and who we share it with. We try to collect only what's needed to answer your request, and not to share data with third parties beyond what's described below.

What data we collect

We collect data you provide voluntarily and anonymised technical data:

• Contact and questionnaire data. When you take the quiz, fill in a form or message the bot: a name or handle, a contact (Telegram, WhatsApp, phone or email), and your questionnaire answers — investment goal, budget, timeline, country of residence.
• Correspondence data. The content of your messages to us on Telegram or WhatsApp when you get in touch for a consultation.
• Technical analytics data. Anonymised visit statistics via Yandex Metrica: pages, referral source, UTM tags, device, approximate region, on-page actions (including session replay — a recording of anonymised actions: cursor, clicks, scrolling and field input, excluding passwords and payment data). This data is used in aggregate. Metrica loads automatically on every page.

There are no advertising pixels on the site. A Meta (Facebook) pixel used to sit on the homepage and was removed in July 2026 — no campaigns were running through it. If advertising resumes, we'll add it back and describe it here the same day.

We do not request or ask you to send passport details, bank details, passwords or other sensitive information via the site or bot.

Why we use the data

• To get in touch and answer your request, and to prepare a personal selection of properties.
• To understand your task (goal, budget, timeline) and offer relevant options.
• To pass your request to the appropriate local team for offline support — only after you get in touch and only to the extent needed for the deal.
• To improve the site and content based on anonymised analytics.

Legal basis

We process your contact and questionnaire data on the basis of your consent, which you give by submitting a form, the quiz or a message to the bot in order to receive a consultation. You can withdraw consent at any time by writing to us (see "Your rights").

Who we share data with

The NovAsia website is operated by Omniswap Consulting - FZCO, a UAE company holding Trade License No. 16199, registered at Dubai Silicon Oasis, DDP, Building A2, Dubai, United Arab Emirates. We do not sell your data. NovAsia uses information that you voluntarily submit through a form, quiz, bot, email or messenger to respond and, where necessary, involve the appropriate local team. Sharing happens only in the following cases:

• Cambodia. Where an enquiry concerns Cambodia property, information needed to respond may be shared with Pointer Property Co., Ltd, a licensed real estate agency operating under licence No. EV-18-274, with its office at U07, 1st Floor, The Point Community Mall, Mao Tse Toung Blvd, Phnom Penh, Cambodia; Elvira Shamuratova, Associate Director at Pointer Property (her official Pointer profile ID is 472); or another Pointer Property team member whose involvement is required for your request.
• Thailand. Where an enquiry concerns Thailand property, necessary information may be shared with Flow Income Co., Ltd (company registration number 0205566055506, registered office: 112/98 Moo 11, Nong Prue, Bang Lamung, Chon Buri, Thailand); the Bomi Home team; Mark Erometskiy; Zaur Musali, a director of Flow Income Co., Ltd; or another local team member whose involvement is required for your request.
• Processor services. We use third-party services to run the funnel: automation systems and spreadsheets to store requests, the Telegram platform for communication, Yandex Metrica for analytics (including session replay), and Anthropic for the AI assistant (only the text of your question and the site's own material are sent to the model). These services process data under their own rules.

Only the information needed to respond and carry out the agreed work is shared. A local company may process the information independently for its own service and its responsibilities to you. We do not pass your data to third-party advertisers.

In-browser data and site tools

Some features run locally in your browser and send no data to our servers:

• Calculators (effective price, payment schedule, break-even) — the figures you enter are processed in the browser and not sent to us.
• Saved and compare. Saved projects and notes are stored locally on your device and are not tied to an account.
• PDF, CSV and ICS exports. Files (e.g. a decision memo or owner calendar) are generated in the browser; their contents are not sent to us unless you send them yourself.
• Site search runs on a local index and does not store your queries with us.

AI assistant

If you use the site's AI assistant, your messages are processed to produce an answer from published materials. Do not enter passport, payment or other sensitive data into it. We do not use the content of such sessions for advertising and do not publish it.

External messengers

"Message us" buttons lead to Telegram and WhatsApp. When you write to us there, your message and profile are processed by the platform itself (Telegram or WhatsApp/Meta) under its own rules, outside our control. We receive only what you send in the conversation.

Cross-border transfer

Because the NovAsia website is operated by Omniswap Consulting - FZCO in the UAE, Trade License No. 16199, while local teams operate in Cambodia and Thailand, contact and questionnaire data needed for an enquiry may be transferred between these jurisdictions. In Cambodia, this may involve Pointer Property Co., Ltd, licence No. EV-18-274, and Elvira Shamuratova, Associate Director at Pointer Property, official Pointer profile ID 472. In Thailand, this may involve Flow Income Co., Ltd, registration No. 0205566055506, the Bomi Home team, Mark Erometskiy and Zaur Musali. Only the information needed to respond to the enquiry and carry out the agreed work is shared.

What we do not collect

We do not collect passport or government identifiers, bank details or card numbers, passwords, your calculator inputs or the contents of your local saved list through the site, bot or tools. If such data is needed for a deal, the contracting party requests and processes it offline, not the site.

Storage and protection

Request data is stored in secured services with account-based access. We keep data for as long as needed to handle your request and maintain a history of enquiries, after which we delete or anonymise it. We take reasonable measures to protect data, but no method of transmission over the internet can be guaranteed 100% secure.

Cookies and analytics

The site uses cookies and similar technologies for operation and analytics. We do not show a consent banner — in our experience almost nobody reads it. The direct consequence: Yandex Metrica (including session replay) loads automatically when the page opens, not after you consent. We think it's right to say that plainly. We do give you the choice, though: the cookie policy page carries a switch — one click and Metrica stops loading. External methods work too: browser settings, the official Metrica opt-out, or a tracker blocker. There are no advertising pixels on the site. Your rights

You can request access to your data, its correction or deletion, and withdraw consent to processing. To do so, write to us on Telegram @novasiadmin or by email info@novasia.estate. We'll respond within a reasonable time.

Changes to the policy

We may update this policy. The current version is always available on this page with the date of the last update at the top. We try to highlight material changes clearly.
