Locations in Cambodia

An index of the places that have their own page on the site: zones inside Phnom Penh, and the regional sections beyond the capital with their own zone pages. Each page is location context from public sources, not a promise about the whole area — amenities, transport, safety and demand are verified per project.

How to read this index: official and market geography

A place can have both an official administrative address and a market name used in everyday searches. The formal chain runs from the capital or province to the khan or district, then to the sangkat or commune and village. The NCDD Cambodia Gazetteer and Cambodia Geographical List 2025 record these levels, official codes, and names in Khmer and English.

Property searches often use a market micro-location instead: an island, beach area, section of a road, or transport corridor. Labels such as Koh Pich and 60M Road are useful for orientation, but they do not replace a complete administrative address or establish the boundary of an area.

A regional page is enough for an initial shortlist. A specific project requires both layers: the market label for orientation and the complete administrative chain with coordinates for document checks and due diligence.

What to verify in a project address

Ask the seller or developer for the Khmer place name, the English spelling, the sangkat or commune, the khan or district, the province or capital, and a map pin. Cambodia Geographical List 2025 assigns official codes and bilingual names to administrative units, making it a stronger cross-check than a single Romanised spelling.

Compare the address across the transaction documents available to you, including the reservation form, SPA, land or title records, and project materials. The format may differ between documents, but a different sangkat, khan, or set of coordinates should be explained in writing before any non-refundable payment.

Different Romanised spellings do not automatically indicate an error. A matching Khmer name, administrative chain, official code, and physical coordinates are more important.

Each region is a hub with its own zone pages, dated sources and an FAQ. They are separate markets, not variations of the capital.

How to move from a region to the right page

For a broad choice between the capital, a coastal market, and a tourism-led city, start with the page comparing where to buy in Cambodia. It compares markets at the same level and is not a substitute for checking a particular property.

Once Phnom Penh is selected, move to the capital’s district guide and then to the relevant city zone. For Sihanoukville, Siem Reap, Kampot, or Kep, use the regional hub first and then the page for the specific zone.

When a project is already known, do not choose a page solely from the district name used in advertising. Establish the official project address first, then use the location page that matches that address and the actual route to the places that matter to you.

What it means when a place is not listed

If a city, province, or micro-location is absent from this index, it only means that a dedicated researched page has not been published. It is not a negative rating and does not imply anything about demand, liquidity, or quality of life.

A separate page is useful only when the place can be defined consistently, distinguished from neighbouring areas, and supported by dated sources. Until then, the safer approach is to verify the project’s official address, infrastructure, and real travel routes rather than borrowing conclusions from the nearest published zone.

Why can the same place have different names?

The cause may be a different Romanisation of the Khmer name, an older spelling, or a market label for a micro-location. Check the Khmer name and official code in Cambodia Geographical List 2025, together with the administrative chain and coordinates. A map label or marketing description helps with navigation but does not prove an official boundary.

Can locations be compared using one statistic?

Only when the figure covers the same period and the same administrative level. The General Population Census of Cambodia 2019 and official boundary datasets attach data to defined units, while a market corridor or informal zone may have no standalone statistical series. A provincial, city, or khan average should not be treated as a direct measure of a particular micro-location or project.
