Here we have grouped our catalogue by entry price: from affordable condos under $50,000 to premium offices with a guaranteed income programme from $150,000. Every price is a starting developer price or a reference for a specific unit — not a project average. Always confirm the current price and availability of a specific unit before booking: they change.

Budget is not just the entry price

The list price is only the first line. The real load depends on when and on what the money goes. Judge your budget by three figures, not one price:

The precise full-cost calculation is in the cost calculator, and the schedule in the payment plan planner. A project may not make the shortlist if the price is "on request" or stale, the unit is resale/completed and not suited to your goal, the type doesn't fit, commercial terms are by request, or there is an ownership/title question — in which case we confirm the data first.

Under $50,000 — market entry

The most accessible entry point into Cambodian property. These are compact units (studios and one-bedrooms) in off-plan projects with 0% developer installments — the long payment schedule keeps the monthly load low. The trade-off in this range: you are buying off-plan, meaning from renders and with a construction wait; assess the developer's track record and plan for the horizon to completion.

Kingston Royale — from $40,664

A condominium in the Chamkarmon district (Toul Tom Poung). The $40,664 entry is the exact discounted developer price for a specific one-bedroom (H-05, 47.5 m², full price $58,092). 0% installments over 36 months, $2,000 reservation, furniture and appliances included. Direct ownership (strata title) for foreigners, completion December 2027. The developer states "9 of 9 projects delivered on time" — per the developer.

Time Square 11 — from ~$49,616

An off-plan condo in BKK3, a couple of minutes from BKK1 and Russian Market. The ~$49,616 entry is for a one-bedroom (Gucci type, 38 m²) — a broker listing price, not a developer offer; confirm the current figure. 0% installments over 35 months, $500 reservation. Developer Megakim (the Time Square series). Construction starts September 2026, completion June 2029: this is a long hold, so the case here is entry price and the BKK3 location.

$50,000–100,000 — mid segment

Here the choice opens up between more spacious layouts in affordable districts and compact units in premium BKK1 locations. In our catalogue this range is represented by the entry threshold into a Japanese skyscraper right in the centre — with a long horizon to completion.

G.A.T.O Tower — from ~$90,000

A mixed-use Japanese skyscraper (condo + 5-star hotel) in BKK1, near Norodom Boulevard. The ~$90,000 entry is for a studio (31 m²) — a broker market reference, with sources giving $90–100k; this is not a developer offer, so confirm the current price. Japanese architect (Shin Takamatsu) and engineer (Meinhardt), an onsen and an infinity pool. Note: developer MIRAKU is delivering its first project in Cambodia, and completion is set for 2030 — the longest hold in the catalogue. We assess this project on its Japanese engineering and location, not on the developer's track record.

$100,000–150,000 — premium and completed stock

This range gives access to premium BKK1 addresses, the Koh Pich waterfront and — importantly — completed stock with no construction wait. For a buyer who wants to remove construction risk, this is the key segment.

Time Square 9 — reference ~$105,000

Premium art-deco ("Great Gatsby") residences in BKK1 on Street 278. The ~$105,000 figure is a reference for a specific unit, not a project minimum (layouts 60–190 m², 1–4 bedrooms; confirm the current price). 0% installments over 45 months, reservation from $500. Developer Megakim (delivered Time Square 1, 5, 6 in BKK1). Sky Pool, Sky Cinema, Cigar Lounge. Completion 2029.

Diamond Bay Garden — from ~$106,000

A premium waterfront condo on Koh Pich (Diamond Island), at the confluence of three rivers. The ~$106,000 entry is for a studio (sources $106–110k, not an offer; confirm). Developer OCIC is a major Koh Pich master-developer with a long track record. The top 10 floors are managed by Somerset by Ascott. Winner of the PropertyGuru Cambodia Property Awards 2023 (Best Waterfront Condo). The GRR 60% net over 10 years programme is by developer contract only and only for units on floors 27–37; it is an OCIC obligation, not a property of the market.

Le Condé BKK1 — price depends on the unit

The only completed project in this range — delivered since March 2025, construction risk is zero. A premium serviced condo in the heart of BKK1 (Street 352). Because the project is completed, the price depends on the specific unit and seller: resale offers appear around ~$130,000, and developer studios are roughly from ~$148k. These are illustrative orientations from secondary sources, not an entry price anchor — request the current price of a specific unit. Japanese manager Hopetree Japan (25 years of experience), Cambodia's first project with Xiaomi smart-home integration, furnished units. Rooftop infinity pool, sky garden. The case here is completed stock with no wait and real rental/resale liquidity.

$150,000+ — income property and programmes

The upper segment of the catalogue — where the entry is higher, but a contractual guaranteed-income and buyback programme from the developer appears. Here it matters most to separate "total return" from "net profit": they are different figures.

Odom Tower — from $226,686

Grade A offices (Singapore Grade A standard) on Norodom Boulevard / BKK1. Entry price $226,686. The income programme: GRR 8% net for 5 years plus a 110% buyback in year 5. The combined return over 5 years is around 150% of the invested amount, but that is the total return (principal + rent + buyback premium), not profit; the net profit above the invested amount is around 50% (~10% per year). Both programmes are contractual obligations of the developer (Urban Living Solutions), fixed in the SPA. Managed by IHG (Vignette Collection), LEED Gold certification. $5,000 reservation, completion 2027.

Price on request

Two catalogue projects we show without a price anchor: there is no confirmed public developer price list for them, so instead of an approximate figure it is more honest to send a current quote for a specific unit on request.

Odom Living — price on request

1–4 bedroom residences in the same ODOM complex as Odom Tower (developer Urban Living Solutions), on Norodom Boulevard. Areas from 78 m² (one-bedroom) to 262 m² (four-bedroom), direct strata-title ownership, completion 2027. The brochure has no confirmed price list for the residences — request the current price and availability from us.

Bakong Village — price on request

The first catalogue project outside Phnom Penh — a borey (community) of villas and shophouses in Siem Reap, 15 minutes from Angkor Wat. Developer Urban Living Solutions (the same as ODOM), Villages A and B completed. A key distinction: for foreigners this is leasehold (perpetual lease, 50 years with control up to 100), not direct strata ownership like the condo projects. We show the price on request — broker references are not a developer offer.
