Established in 2014 and linked by its own history to Sambath Meanheng Group’s construction activities, the company concentrated five residential sites in eastern Phnom Penh, particularly around Niroth and Prek Eng along the National Road 1 corridor.

The published portfolio covers roughly 16 hectares and just over 1,000 homes. For an international developer, that might be one large master development. For a local borey builder, it represents several separate communities created in neighbouring areas for a broadly similar household market.

Borey Sambath Meanheng 3 and Phumi Pronith Prek Eng are the largest published phases. Sambath Gneansophat, Brochum Nheatmith and Mittapheap continue the same model. Twin villas, linked houses, flat houses and shophouses recur throughout the range.

Chbar Ampov is not one uniform location. Some sites have convenient access to National Road 1 and the bridges, while others depend on narrower local roads. Travel time can change dramatically during the day, and surrounding services may differ even between nearby phases. A map and a visit during normal traffic reveal more than a broad claim of proximity to the city.

Homes from several Sambath Meanheng developments now appear for rent and resale. Buyers can see real density, façade condition, commercial activity and the maintenance of shared areas. For a repeat landed-housing developer, this secondary-market presence is valuable evidence that the communities progressed beyond presales.

The corporate story is less developed than the physical portfolio. The official website establishes the geography, house types and overall scale, but it does not always provide a current phase-by-phase account of completion, handover or the exact relationship between the development brand, wider group and seller of an individual property.

Borey Sambath Meanheng III is not presented as a national conglomerate or a creator of landmark architecture. Its role is more specific: building practical family housing repeatedly within Chbar Ampov. That focus can be an advantage when the district fits a buyer’s real life. The difference between a strong and weak purchase will come from the exact street, access, house condition and maturity of the surrounding community—not from the shared brand name alone.
