Five Stars Residence was established in 2018 and chose a part of the market that receives far less attention than central condominiums: attainable landed housing on Phnom Penh’s southern edge. Its main development is in Kandal Stueng, near National Road 2 and the Third Ring Road. For local families and small business owners, the attraction is not prestige but the combination of a private house, a lower entry price and improving access to the capital.

The first phase launched in 2019. Industry directories describe an estate of roughly 8.8 hectares and 566 properties, mainly linked houses and shophouses, completed in 2021.

A home that may also need to earn an income

Five Stars is aimed at buyers who are not looking for hotel services or a skyline apartment. A linked house provides several floors and a private entrance, while a shophouse can combine accommodation with a shop, office or service business.

On the suburban edge, the commercial part of a house only works when the community is genuinely occupied and sufficient traffic reaches the street. Two identical layouts may therefore have very different value depending on their position relative to the entrance, market, main road and nearby employers.

A housing-finance agreement with G B Microfinance Institution covered homes, shophouses, commercial units and villas in the first and second projects. The lender later published records of land-and-house title handovers, including one ceremony involving 31 properties. Those references do not establish the status of every unit, but they show that part of the development progressed to actual ownership transfer rather than ending at the sales stage.

Resale stock shows that the community has entered ordinary use

Completed homes now appear under the Borey Five Stars and Borey Five Stars Garden names in resale and rental listings. Some individual advertisements refer to hard title. Buyers can inspect the surrounding streets, occupancy and condition of the exact property before committing.

The company’s public portfolio remains narrow. There is no visible national series beyond the Kandal Stueng projects, while the status of the second phase is less clearly documented than the first. Five Stars is a local participant in Phnom Penh’s southern growth corridor, not a diversified national developer.

The company is most relevant to buyers seeking an attainable house or commercial home whose daily life is connected to southern Phnom Penh, Takhmao or the National Road 2 corridor. For them, a functioning street and reliable documents matter more than the size of the brand. Five Stars has a physical delivery record, but each phase should still be read as its own community rather than assumed to be identical under one name.
