The seller has to accept the settlement method before funds move

A technically workable digital-asset route does not discharge a property obligation unless the contract side accepts the beneficiary, currency and credit mechanism.

This article reflects the named expert’s practical perspective. See NovAsia’s editorial policy for how material is prepared and reviewed.

A transfer can be technically successful and still fail to settle the property obligation. Blockchains can prove movement of an asset; banks can prove movement of money. The contract determines whether the seller treats that movement as payment for the property.

If the SPA requires fiat into the seller’s official account, sending a digital asset to an unrelated third party does not become settlement merely because the intermediary promises to convert it later. The link between the recipient, its authority and the seller’s recognition of the funds has to be clear before the buyer gives up control of a large amount.

“Crypto accepted” is not a complete payment instruction

That phrase leaves most of the operational questions unanswered. Which asset and network are accepted? Who receives the asset? Does conversion happen before or after receipt? In which currency is the credited amount measured? What record will show that the contractual balance has been reduced?

Those questions become especially important when the property is marketed in one currency, the token references another and the seller’s bank account operates in a third. The dispute, if one occurs, may have nothing to do with blockchain technology and everything to do with how the parties calculate the amount actually received.

NovAsia’s buyer-document guide treats payment instructions and receipts as part of the transaction package. A digital-asset leg does not change that principle. It adds mechanics before the final payment rather than replacing the need for a documented beneficiary and proof of credit.

New payment details deserve new confirmation

A last-minute change of wallet, company or bank account should not be treated as routine formatting. It changes the custody path. The revised instruction needs to come from a party authorised to give it and should fit the rest of the transaction documents.

I also want to know what the buyer receives at the end: a receipt, confirmation of credit or another document contemplated by the transaction. The exact form varies by contract and jurisdiction, so there is no single universal label.

The settlement method is ready when the buyer can explain, before sending funds, how this specific transfer becomes a recognised payment under the SPA. “We will reconcile it afterwards” is an operational gap, not a settlement method.
