An extra room earns its place in a family budget when somebody can explain how it will be used. “More spacious” is less revealing than “one adult can work while the children use the living room.”

Space that resolves a recurring conflict
For two children and a parent working from home, a separate room may remove a recurring conflict. In another layout, the same extra area may become circulation space or an occasional guest zone. The price per square metre cannot make that distinction for the family.
Shared facilities may favour the apartment, provided the actual rules and access suit the household. A pool or play area on a brochure is not the same as one that is convenient to reach from the chosen building and available when needed. Still, a workable shared arrangement can spare the family responsibilities that come with a private garden and pool.
Existing beach habits help here. A family visiting daily will feel an extra journey more often than one going occasionally. The latter might get greater use from another room than from the more convenient walk to the water.

A family gaining a workroom may be happy to travel to swim. A household spending most of its time out may prefer the compact home and shared facilities, with less private outdoor space to maintain.
I would return to the moment when one adult needs a call and the children need the living room. If the house gives each a usable space, the gain is tangible enough to compare with the extra journey and cost.
More floor area is useful only when it changes the day
A larger house can feel like the safer family choice because extra space rarely looks like a disadvantage during a viewing. I would still give every additional room a job. A proper workroom, children’s room or storage area can solve a recurring conflict. Space that is always described as “nice to have” may be much less valuable than its price suggests.
The beach condo has its own version of this problem. Proximity to the water can dominate the decision even when the household swims only occasionally. Meanwhile, practical features such as lift access, parking, storage and the route through the building may be used several times every day.
Shared and private facilities create different kinds of control. A communal pool can reduce the owner’s maintenance role, but it comes with rules and other users. A private garden or pool offers freedom while adding responsibility. Neither model is inherently more family-friendly; it depends on how the household actually spends time.
A day spent mostly at home is a useful stress test. Can one adult work while children relax or study? Is there enough separation without everybody retreating to a bedroom? Does the property still feel good when nobody goes to the beach? That scenario often explains the value of layout better than the headline square metres.
Storage deserves more attention than it usually receives as well. Suitcases, sports equipment, children’s items and everyday clutter need somewhere to go. A big house can still have awkward storage, while a compact apartment may be unusually efficient. Once these practical uses are visible, the choice stops being “beach versus space” and becomes a comparison of which home supports the household’s recurring routines with fewer compromises.
