The corridor makes the most sense when a household already has a southern routine: work in the new development zones, regular trips to AEON Mall Mean Chey, a school run in the Chak Angre or Hun Neang direction, business in Kandal, or frequent airport travel. It can suit families who prioritise a newer compound, parking and on-site facilities over a dense street grid. Car-free living is a project-level question, not an area-wide feature. A resident should test the walk to a confirmed bus stop, evening ride-hailing pick-up, road crossings, lighting and shelter from heat and rain. Buyers expecting the continuous pavements and door-to-door variety associated with central BKK streets should not assume that a 60M Road address delivers the same lifestyle.

The most common mistake is treating the whole corridor as one market. A wide arterial can improve movement between major junctions while making local access harder through restricted turns, long crossings and dependence on the next safe U-turn. Developing stretches may bring construction noise, dust, heavy vehicles and changing access arrangements. The internal road can matter more than the boulevard frontage: inspect its surface, lighting, stormwater route, width, fire-engine access and maintenance responsibility. Another risk is paying for future context. A planned school, retail street or public space may not yet operate, may belong to a later phase, or may be outside the buyer's project entirely.

Agence Kampuchea Presse reports that the two-level Morodok Techo Flyover at the junction of Samdech Techo Hun Sen Boulevard, Monivong Boulevard and Street 271 opened officially on 7 April 2025. Techo International Airport's own driving directions now route vehicles from this interchange along Samdach Hun Sen Boulevard, then via the Hun Manet Flyover to the terminal.
The airport's official transport page says the Airport Express Bus began on 9 September 2025 and operates daily from 05:30 to 23:30, with boulevard stops at BRED Bank and AEON Mall Mean Chey. This is dated evidence of a transport option, not a door-to-door commute promise: confirm the walking route from the specific entrance and recheck the current timetable.
Lifestyle & amenities
AEON Mall Mean Chey is the clearest verified everyday anchor on Samdach Hun Sen Boulevard, in Chak Angre Krom. It provides a substantial concentration of retail, food, entertainment and services, but its presence does not make the entire corridor equally convenient. ISPP is another important southern-city reference point, yet its official directions place the campus on Hun Neang Boulevard, reached from National Road 2. It should not be presented as a school located directly on 60M Road or assumed to be walkable from a project without checking the actual route. No single hospital could be verified as a credible area-wide healthcare anchor for this long corridor. Families should identify their preferred clinic or hospital and test that emergency and peak-hour route from the exact gate.

Record the exact sangkat, khan or province and pin the permanent vehicle entrance, not the sales gallery. Within the development, confirm which facilities are open, how many residential and commercial units are occupied, whether internal roads are complete, and who maintains lighting, drainage and public areas. Ask about backup power for lifts and pumps. A visit after heavy rain and another during peak traffic will reveal more than a straight-line map distance.

60M Road is not a compact neighbourhood with a single centre. It is a long southern development corridor that crosses more than one administrative area. For a buyer, the useful distinction is functional rather than official: the northern gateway around the Morodok Techo junction at Kbal Thnal behaves like an extension of the built-up city; the middle section is organised around AEON Mall Mean Chey and the emerging ING City districts; farther south, the road becomes increasingly tied to Kandal and the route to Techo International Airport. Two projects advertised under the same 60M Road label may therefore offer very different daily conditions. One may sit beside an operating retail anchor, while another depends on internal access roads and facilities that are still being completed. The boulevard name alone does not establish walkability, noise exposure, neighbourhood maturity or a reliable commute.
Development pattern
AEON's own project material describes the mall as part of ING City and Phnom Penh's southern urban expansion, with housing, apartments, schools and commercial uses planned around it. On the ground, that produces a patchwork rather than a finished uniform district: large master-planned sites, borey housing, condominium and commercial projects, undeveloped or active construction parcels, and internal roads at different stages of completion. In central Phnom Penh, the surrounding street often supplies most daily convenience. Along 60M Road, the individual project may carry more of that burden through security, parking, shops, recreation and estate management. A buyer should separate amenities that are open and staffed today from later phases shown only on a master plan.
