How to read the corridor
60M Road is not a compact neighbourhood with a single centre. It is a long southern development corridor that crosses more than one administrative area. For a buyer, the useful distinction is functional rather than official: the northern gateway around the Morodok Techo junction at Kbal Thnal behaves like an extension of the built-up city; the middle section is organised around AEON Mall Mean Chey and the emerging ING City districts; farther south, the road becomes increasingly tied to Kandal and the route to Techo International Airport. Two projects advertised under the same 60M Road label may therefore offer very different daily conditions. One may sit beside an operating retail anchor, while another depends on internal access roads and facilities that are still being completed. The boulevard name alone does not establish walkability, noise exposure, neighbourhood maturity or a reliable commute.
Development pattern
AEON's own project material describes the mall as part of ING City and Phnom Penh's southern urban expansion, with housing, apartments, schools and commercial uses planned around it. On the ground, that produces a patchwork rather than a finished uniform district: large master-planned sites, borey housing, condominium and commercial projects, undeveloped or active construction parcels, and internal roads at different stages of completion. In central Phnom Penh, the surrounding street often supplies most daily convenience. Along 60M Road, the individual project may carry more of that burden through security, parking, shops, recreation and estate management. A buyer should separate amenities that are open and staffed today from later phases shown only on a master plan.
