A cash discount and an incentive change different figures
In the calculator, a cash discount should reduce the contract-price line itself. Furniture, upgraded finishes, seller-paid fees, free management and legal support belong on separate lines only for an evidenced cost the buyer genuinely avoids; an unknown value should not receive an assumed amount.
Preserve the pre-discount price, contract price after discount and evidenced value of separate benefits. HM Land Registry likewise separates an amount deducted from price from furniture, upgrades and seller-paid costs. That is useful calculation discipline even though Cambodian registration and tax rules apply on their own terms.

Value a bonus by the cost the buyer actually avoids
A bonus can be worth less to the buyer than the figure printed in a brochure. A furniture package has a testable value only when the item list, quantities, specifications, brands or substitution rules, delivery, installation and warranty are documented. An item the buyer would not otherwise purchase may have no avoided-cost value.
Use a comparable replacement quote or the buyer's own unavoidable budget rather than the seller's promotional valuation. Also record whether the package is incorporated into the SPA or an annex, who is responsible for substitutions and what evidence confirms delivery.
A future promise is not a discount today
GRR, future cashback, a buyback undertaking, later tax reimbursement or rental-pool income should not be deducted from the purchase price on day one. They are future cash flows that depend on timing, the payer, conditions, deductions and the counterparty's ability to perform.
Only an unconditional reduction in the payment due now, or a cost currently paid by the seller for the buyer, belongs in the current effective-price calculation. Show future benefits in a separate scenario with payment dates, termination conditions and a zero-payment case.
Treat cash and instalment terms as two separate offers
The same unit may carry one price for immediate payment and another under an instalment plan. “0%” only states that no separate interest rate is quoted; it does not prove identical contract prices, discounts or compulsory fees.
Calculate the nominal total under each offer first, then record every payment date, the handover balance, any lost cash discount and the consequences of delay. The timing benefit should be analysed separately rather than used to conceal a higher contractual total.
The official exchange rate is not the buyer's transfer cost
The National Bank of Cambodia and the tax authority publish dated official US dollar–riel rates. Those rates support relevant official calculations, but they do not show what a buyer funding the purchase from another base currency will actually spend.
For the buyer's budget, record the actual bank debit after the conversion rate, spread, sending-bank charge, intermediary deductions, recipient charge and number of transfers. Every currency calculation needs a date so it can be reproduced and compared fairly.
Save a dated calculation snapshot with the offer documents
The result should identify the unit code, date, currency, price-list version, offer expiry and the document supporting each discount or seller-paid cost. Unknown amounts must remain unknown rather than silently becoming zero.
Keep the snapshot with the price list, seller's offer, payment schedule and current SPA draft. This makes later differences explainable and prevents a temporary promotion or verbal statement from becoming a permanent assumption.
