Track remaining liquidity, not only the average instalment
After every due date, show the amount paid, cumulative payments, the remaining contractual commitment and the buyer's free funds after the debit. A comfortable monthly average can conceal a reservation fee, down payment and another instalment falling close together.
Keep living and contingency reserves separate from money already allocated to the purchase. If a scheduled payment pushes the buyer below the reserve they have chosen to maintain, the plan has a funding problem before the final balance even becomes due.

The handover balance is not the whole handover budget
The SPA balance may fall due alongside title work, taxes and fees, service charge, a building reserve contribution, utility connections, inspection, furnishing or management costs. The list and payer vary by project and contract; an unconfirmed cost must not silently become zero.
Create a separate handover cash event containing the final purchase-price payment plus every simultaneous cost outside the price. Give each item a confirmed, estimated or unknown status, identify the supporting document and record which party must pay it.
A construction milestone needs evidence
Terms such as “structure complete” or “according to progress” should be translated into a measurable result, notice method, evidence package and the person authorised to certify the stage. A construction photograph shows activity but does not establish compliance with the permit and approved design.
For the final payment, list the readiness conditions separately: completed unit, inspection rights, handover documents and legal authority to occupy. Article 44 of Cambodia's Law on Construction of 2 November 2019 requires a certificate of occupancy before a permit-requiring building is used.
Model project delay as a separate scenario
Build at least two calendars: the contractual timeline and a delayed-handover timeline. Fixed-date instalments may continue despite slower construction, leaving a larger share of the price paid before possession. Milestone payments pause only where the SPA wording actually makes the trigger dependent on the unfinished stage.
Record whether payment dates move with completion, what happens after the long-stop date and whether the buyer may suspend future instalments. Cambodia's Civil Code contains protections where non-performance risk arises in a bilateral contract, but Cambodian counsel should assess their application to the specific SPA; the calculator must not assume a unilateral right to stop paying.
Late payment is a sequence, not one penalty
For each obligation, retain the default date, any contractual grace period, notice method, cure deadline, penalty basis and period, possible termination point, amount retained and deadline for refunding the balance. Do not insert a standard grace period or penalty where the SPA provides none.
Cambodia's Civil Code treats failure to perform by the established time as a form of non-performance, while the contract and applicable law determine the consequences. A stress case should therefore display the complete financial sequence rather than adding one percentage to the missed instalment.
Name the funding source for the final balance
Before reservation, identify the money and date expected to cover the final balance: existing funds, savings from evidenced income, sale of another asset or committed financing. An initial lender conversation or a seller's promise to help arrange a loan is not the same as available funding.
Test the plan without future rent, a quick resale or a new loan that has not been approved. Where completion depends on one optimistic event, the final balance is an unfunded obligation rather than merely a deferred cost.
Keep a complete payment trail
Before the first transfer, reconcile the seller's and payee's exact legal names with the SPA and Cambodia's official Ministry of Commerce register. Where funds go to another entity, obtain written authority and confirmation that the payment will be credited to the selected unit.
Retain verified payment instructions, the bank transfer confirmation, seller receipt and an updated statement of the outstanding balance for every instalment. Verify any account change through an independent channel confirmed earlier, not by replying to the same message that supplied the new details.
