Sen Sok Housing: Local Market Evidence

Where Sen Sok ends — and why the boundary changes the comparison
Sen Sok is a useful property label only after its boundary is fixed. For this page, the base geography is the official khan, whose six sangkats are Phnom Penh Thmei, Tuek Thla, Khmuonh, Krang Thnong, Ou Baek K'am and Kouk Khleang in the 2025 administrative list and the NCDD gazetteer. A mall name, a borey brand or a portal tag does not move a property into Sen Sok if the mapped address falls outside that structure.
That distinction matters most around the edges. Listings often use a familiar district name to describe a wider catchment, while two homes inside the same khan can sit on very different road networks. A listing with no dependable location therefore cannot support a sangkat-level price claim merely because its headline says “Sen Sok”.
The six sangkats are the analytical base rather than six self-contained housing markets. Road corridors and development clusters are layered on top only when they help explain a real difference in product or access. This keeps the geography consistent without pretending that an administrative line, by itself, determines value.
Housing supply shifts sharply across Sen Sok
The clearest condo choice in the current public market sits in Phnom Penh Thmei. Park Land TK, Residence H and the Garden Residency schemes create a visible pool of completed or occupied apartments, while borey houses and other landed stock sit in the same sangkat. September 2026 listings range from small apartments around $30,000 through one- and two-bedroom homes in roughly the mid-five figures to six figures, but those figures belong to different buildings and sale situations. They are not a single Phnom Penh Thmei price band.
Tuek Thla has a more recognisable compact-condo pocket. Arakawa says its first residence was completed in early 2023; recent resale advertisements include 24 sqm studios around $29,500–37,000 and larger 44–48 sqm units around $48,000–67,000. That gives the area a visible lower-ticket apartment segment, yet landed homes also appear in the same sangkat, so an area median would still mix different products.
Move north into Khmuonh and the public mix becomes more landed. Houses, shophouses and large borey developments are easier to find than a deep set of comparable condo resales. One recent 39 sqm condo is advertised around $26,000, while fresh house and shophouse examples sit around $130,000–147,000 before the market reaches larger villas. The gap is mainly a product gap: land, frontage and house type enter the price in a way they do not for a small apartment.
Krang Thnong shows the same warning from another angle. A low-cost condo listing around $27,000 can coexist with houses and twin villas in the mid-six figures and much more expensive detached villas. A 216 sqm or 312 sqm landed-home figure also needs its land area and measurement basis before it can be compared with another house, let alone with a condo.
Ou Baek K'am is easier to recognise through the Street 2004 cluster. Orkide’s official site places The Royal Condominium there, and current stock also includes North Park; recent examples include about $70,000 for 40 sqm and $85,000 for 54 sqm. Kouk Khleang is equally real administratively, but the current detailed residential set is thinner. A single 39 sqm condo around $27,000, or one link-house listing, is useful evidence of what exists but not enough evidence for a local “typical price”.

Condos and landed homes belong in separate comparisons
Condo comparisons can be reasonably tight: one unit, one total asking price, one floor area, a bedroom count, a building and a completion status. The apparent precision of price per square metre is still easy to misuse. Realestate.com.kh frequently labels the area basis in its current cards as gross, while IPS describes Garden Residency 2 layouts on a net basis. Those figures should not be pooled into a single $/sqm statistic unless the measurement basis is aligned.
Landed housing has a different price structure. A house price may reflect the building, the plot, frontage, corner position, internal road, borey brand and condition at the same time. When both floor area and land area are available, keeping them separate is more informative than dividing the total price by whichever square-metre number happens to be shown first.
Shophouses deserve another split because commercial frontage can materially change the value proposition. A residential link house of similar size may not be an economic substitute. Vacant land is excluded from the housing comparisons on this page altogether.
Project launch pricing is also kept out of unit statistics. Garden Residency 2, for example, is presented as a completed 2023 scheme with 30–70 sqm layouts, but its headline starting price and the asking price of a specific available apartment answer different questions. The budget discussion therefore uses identifiable unit listings where both the price and the relevant space are visible.
Which area does the Sen Sok listing describe?
Internal apartment area

What different budgets buy in space and housing type
Below roughly $70,000, the clearest current public stock is predominantly condominium housing. Recent cards across several sangkats include studios and apartments around 24–48 sqm, with occasional 58–70 sqm offers where the building, layout or seller situation is different. Arakawa’s 24 sqm resales sit around $29,500–37,000, while the $55,000–70,000 bracket in Phnom Penh Thmei and Ou Baek K'am includes 32–40 sqm units and some larger outliers. The budget does not buy a fixed amount of space across Sen Sok; the building and area basis still matter.
Around $70,000–130,000, the product boundary starts to blur. Condos remain common, including completed-project units around 53–70 sqm, while IPS currently lists a specific 40 sqm Garden Residency 2 unit at $107,220. At the same time, fresh landed advertisements include houses or link houses around $90,000 and a Khmuonh shophouse around $130,000. A buyer gains no meaningful information by calling the house “better value per square metre” until plot size, condition, road position and title are checked.
The $130,000–300,000 band contains the widest crossover. A larger or higher-priced condo can still sit here — IPS lists a 70 sqm Garden Residency 2 unit at $168,500 — but the same budget also reaches many houses, shophouses, link houses and twin villas. One recent Phnom Penh Thmei house is advertised at $180,000 with 202 sqm of floor area and 64 sqm of land; current examples also include a Tuek Thla shophouse around $215,000 and a Krang Thnong twin villa around $230,000. The choice is no longer simply “more money, more floor area”; it is often a choice between a serviced apartment and a land-bearing property.
Above $300,000, landed stock broadens further. Recent villa examples around $330,000–400,000 coexist with much larger properties priced above $1 million. That spread is too wide to turn into a useful upper district benchmark without controlling for plot, house type and location.
The lowest advertisement is therefore not treated as an entry price for Sen Sok, and the highest villa is not a ceiling. A useful budget comparison starts by choosing a comparable product group and then asking how much usable internal space, land and access that group delivers.
Which option fits your situation
Houses and borey stock are more visible there, but floor area and land need separate comparison; a low asking price is not proof of superior value.
Both have multiple completed high-rise schemes with different unit sizes and amenity packages; compare buildings rather than treating the whole sangkat as one product.
Landed choice is more visible in these areas. Plot, internal road, parking, condition and the daily route matter as much as the bedroom count.
Techo International Airport is south of Phnom Penh and has operated since 9 September 2025. Proximity to the former city airport is no longer a current airport-access advantage.
Street 2004 and western corridors can make some central routes more direct, but junctions, U-turns and the last mile can outweigh straight-line distance.
Access is about routes, not advertised minutes
Sen Sok is large enough for two nearby points on a map to behave very differently on the road. Phnom Penh Thmei and Kouk Khleang connect through the Hanoi Friendship Boulevard and Oknha Mong Reththy network, while a distinct residential corridor in Phnom Penh Thmei runs along Street 1932. Khmuonh shifts farther toward the northern side and large landed compounds. A property can therefore have a straightforward arterial-road exit or several local turns before it reaches the same corridor.
Tuek Thla and Ou Baek K'am work more through Street 2004 and western approaches toward central districts. That can be useful for some commutes, but the side of the road, a U-turn or a congested junction can erase an apparent map advantage. Krang Thnong relies more heavily on the north-western local network, including Street 1962 and connecting roads, so its best route depends strongly on the actual destination.
Airport logic has changed completely. Techo International Airport began operations on 9 September 2025 and is located south of Phnom Penh in Kandal Province. The old argument that a Sen Sok property is convenient because it is close to the former Phnom Penh airport no longer describes the operating passenger airport; a frequent flyer should test the southbound route to KTI from the chosen address.
This page deliberately avoids “15 minutes to…” claims. A single routing test without a defined weekday, time and traffic condition would turn one moment into a typical journey. The defensible comparison is the road structure and last mile here; actual travel time should be rechecked from the exact property at the times that matter to the buyer.

What this sample cannot prove
Every price on this page is a public asking figure checked in late September 2026, not a recorded closed-sale price. Property portals can show the same unit through more than one agent, leave an older card beside an updated one, mix project pages with individual homes and apply their own location taxonomy. Obvious matches such as identical Arakawa units with the same price, area and description are not treated as separate evidence, but public search results still cannot reconstruct the full universe of unique active stock.
For that reason, no sangkat median is presented. Phnom Penh Thmei and Tuek Thla provide enough recent detailed cards to show a product pattern, while several formats in Khmuonh, Krang Thnong, Ou Baek K'am and especially Kouk Khleang are represented by much smaller sets. In those places, ranges and examples show what is currently visible; they do not establish a typical local price. Gross and net area bases are also kept apart rather than blended into one $/sqm figure.
Knight Frank adds useful context: in H2 2025 Sen Sok accounted for a substantial share of Phnom Penh’s existing condominium supply and remained among the leading districts for existing landed-housing stock. That is a city-market report for an earlier period, not a September 2026 Sen Sok price benchmark. Current listings cannot prove a future sale price, a growth rate or that one sangkat will outperform another; price, availability, tenure, documented area and condition still need a unit-level check.
Expert view

Sen Sok only becomes comparable once the property type is fixed. A condo and a house with land can share the same district label while belonging to very different price structures. For a condo, project, completion status, unit size and tenure basis should be aligned before price is compared. For a house, the plot can matter as much as the building itself. The same total budget can therefore buy very different amounts of usable space. Access should also be measured from the actual address, not from the words ‘Sen Sok’ in a listing.
