Public asks on realestate.com.kh include about USD 61,200 for 36 sq m and USD 106,200 for 59 sq m; in August 2026 IPS marketed seven units totaling 354 sq m for USD 506,000, or about USD 1,430 per sq m. These are asking prices for specific listings, not a verified current developer price list.

Geography

The verifiable footprint is concentrated in Sihanoukville. Air Apartments is on Victory Hill in Sangkat Bei, about 900 metres from Victory Beach, while the team's earlier Nest Apartments is described in its own material as being near Koh Puos/Hawaii Beach. The sources reviewed did not establish a development footprint for this brand in Phnom Penh, Siem Reap or other Cambodian cities.

Reliability and public record

The strongest due-diligence point is that Air Apartments is no longer a paper development: the building is completed, resale inventory is publicly marketed in 2026, and a buyer can inspect both the property and a specific unit.
