Benrich Real Estate Development Co., Ltd.
Benrich Real Estate Development Co., Ltd. has a relatively narrow public footprint in Cambodia, centred on the Benrich Tower office project in Phnom Penh. Local industry reporting and CBRE's Q3 2020 market review documented the project launch, but we did not find a separately verifiable portfolio of completed developments attributable to the company. Buyers therefore need to assess the legal entity, title and actual condition of the specific property rather than infer a broader track record from the brand name.

Overview
Benrich Real Estate Development Co., Ltd. has a relatively narrow public footprint in Cambodia, centred on the Benrich Tower office project in Phnom Penh. Local industry reporting and CBRE's Q3 2020 market review documented the project launch, but we did not find a separately verifiable portfolio of completed developments attributable to the company. Buyers therefore need to assess the legal entity, title and actual condition of the specific property rather than infer a broader track record from the brand name.
Track record
CBRE Cambodia listed Benrich Tower among two new strata-title office launches announced in Phnom Penh in Q3 2020. PropertyArea reported a planned height of about 150 metres across 38 floors and identified Nantong Daxin Engineering Company Limited as the construction contractor. Current public databases do not agree on delivery status: FazWaz marks the project as completed in January 2022, while SkyscraperPage still classifies it as on hold. Completion, occupancy and operational status should therefore be verified from project documents and on-site evidence.
Segments and prices
The clearly documented segment is strata-title office property. Benrich Tower was marketed as a Grade A office development, but we did not find a reliable current developer price list as of the review date. Historical listing prices should not be treated as a current market quote without a fresh offer showing the unit price, taxes, transfer costs, service charges and any fit-out or management fees.
Geography
The company's confirmed development geography is Phnom Penh. CBRE placed Benrich Tower in Daun Penh, and several current property databases locate it in Srah Chak, while another local industry report described the site as Tuol Sangke in Russey Keo. That discrepancy makes the cadastral parcel, official address and construction-permit details worth checking directly against the title and sale documents.
Reliability and public record
There is not enough public evidence to rate Benrich Real Estate Development as a developer with a broad, independently verified delivery history. Benrich Tower does have third-party visibility beyond promotional material, including CBRE research and Cambodian property press. The main uncertainty is the conflicting current project status and the lack of a clearly documented portfolio of other completed schemes. That is not evidence of a defect, but it makes deal-level verification especially important.
What to verify
Before paying, confirm the exact legal seller and developer named in the sale agreement, its authority over the property and its documented relationship to Benrich Tower. Request the land title, the private-unit title or titling path, construction approvals, and completion or occupancy documentation if the building is presented as delivered. A foreign buyer should also verify that the specific office unit is legally registrable, is on an eligible floor and remains within the foreign-ownership quota for the co-owned building. Check encumbrances, the beneficiary of each payment, outstanding building charges, management rules and the release terms of any escrow arrangement that is being offered.

Does Benrich Real Estate Development have a verified multi-project completion record?
The public sources reviewed for this profile clearly support Benrich Tower, but we did not find an independently verifiable list of other completed projects attributable to the same company. It would be misleading to expand the developer's track record beyond what can be documented.
Is Benrich Tower completed?
Public databases conflict. FazWaz lists completion in January 2022, while SkyscraperPage still marks the project as on hold. A buyer should rely on completion and occupancy documents, current physical use of the building and confirmation that the specific unit can be legally registered.
Can a foreign buyer own an office unit in a Cambodian co-owned building?
Cambodian law allows foreign ownership of private units in co-owned buildings subject to statutory restrictions. Cambodia's official investment handbook notes that strata titles can apply to office buildings as well as condominiums, with foreign ownership capped at 70% of the total surface area of private units. The building's registration, the unit's floor and title, and the remaining foreign quota still need to be checked for the specific transaction.
