The underlying legal entity is relatively well documented for a private Cambodian developer. A Hong Kong Stock Exchange disclosure identifies Graticity Real Estate Development Co., Ltd. as incorporated in Cambodia and records Vong Pech as its controlling shareholder at the relevant filing date, while current market sources continue to list One Park as a completed development. The limitation is breadth rather than identity: the independently verifiable delivery record is concentrated on One Park, and the GRED abbreviation does not establish a second corporate track record.

The first check is attribution: the sale agreement, title and payment instructions should make clear whether the seller is Graticity Real Estate Development Co., Ltd., another related entity or a private owner. For a completed One Park unit, verify the specific title, encumbrances, outstanding building charges, management rules and the beneficiary of every payment.
