GRED—Graticity Real Estate Development Co., Ltd.—is effectively told through one project. The company is the developer and owner of One Park, a substantial residential complex within Phnom Penh City Center. No comparable second scheme is visible in the public portfolio, making One Park the company’s achievement, identity and main limitation at the same time.
This is not a typical one-condominium story. One Park consists of several mid-rise buildings arranged around extensive landscaped grounds. Pools, club facilities, a retail street, serviced accommodation, hospitality and an international school form part of the wider environment.
A central address that does not feel like an isolated tower
One Park’s defining spatial decision was to give up maximum density in favour of gardens and shared outdoor space. On a central Phnom Penh site, that was significant. Instead of one vertical block, residents move between several buildings through a pedestrian landscape with room for everyday activity.
The main residential phases are generally recorded as completed in 2019. The active One Park platforms and continuing Oakwood Premier operation confirm that the property has long functioned as a real neighbourhood. Residents, hotel guests, school users and retail visitors create a mixed rhythm unlike either a purely residential tower or a conventional borey.
One Park received recognition at the 2018 Asia Property Awards for mixed-use landscape design. The underlying idea can now be judged without the award. Buyers can see how the planting has matured, whether movement between buildings works well and how consistently the shared areas are maintained after years of use.
One successful address does not prove repeatability
One Park provides buyers with a large amount of direct evidence. Different buildings, outlooks, distances from pools and retail, renovation standards and management conditions can all be compared. Within a development of this size, two apartments with the same floor area may produce very different living experiences.
For GRED itself, one question remains unanswered: can the result be repeated elsewhere? The lack of a comparable second development does not diminish One Park, but it makes it difficult to separate a durable development system from one well-executed asset.
GRED is most relevant to purchasers seeking a completed central property with greenery and a broad service environment. There is no need to believe in a distant master plan; the place already exists. The company’s reputation, however, remains inseparable from one address. Most of what can be said about GRED today is visible within One Park.
