What to verify

For Essence, the first check should be the current contract against the latest construction schedule. Harmony Group's current website states December 2026 for completion, while some older project pages and third-party records still show earlier 2026 dates, so the contractual handover date matters more than archived marketing. Before payment, confirm the exact seller and developer named in the SPA, the receiving bank account and its link to Essence Residence Co., Ltd.; then verify land and construction documents, the project's environmental filing, foreign freehold quota for the selected unit, leasehold versus freehold terms, common-area charges, and any rental or management programme as a separate contractual commitment.
