Hongkong Land did not enter Cambodia through a mass presales model. The group began operating in Phnom Penh in 2011 and focused on properties it intended to retain, manage and lease. Its local portfolio is therefore better read as a set of operating urban assets than as a catalogue of apartments for sale.
Three addresses define the Cambodian business: Central Mansions, Exchange Square and 313 Quayside. They differ in scale and audience, but in each case the company has maintained a long-term operational role.
Central Mansions demonstrated the value of refurbishment
The first asset was an existing residential property near Wat Phnom. Hongkong Land acquired it, carried out a substantial renovation and reopened it in 2013 as a serviced-apartment complex.
Central Mansions now offers roughly 100 studios, apartments and penthouses for short and extended stays. The project matters because the company did not clear the site and start again. It retained the recognisable character of the building while upgrading services, interiors and hospitality infrastructure.
That approach is well suited to a central district where value can come from giving an older asset a second life. The most useful proof is the long operating history: the residence has functioned for years and can be judged through service, upkeep and current guest experience.
Exchange Square became the commercial flagship
At Streets 106, 51 and 61, Hongkong Land delivered a much larger development. Designed by Aedas and built by POSCO Engineering & Construction, Exchange Square combines four retail levels with 16 floors of Grade A offices across roughly 39,700 square metres.
The building began operating in 2017 and formally opened in 2018. International banks, financial institutions and professional firms became tenants. For an office developer, that occupier base matters more than a striking façade. Major companies demand reliable engineering, security, parking and management, while long-term occupation shows whether the property continues to meet those requirements.
313 Quayside follows a different urban rhythm
On Sisowath Quay, the group developed a smaller four-storey property focused on restaurants, leisure and evening visitors. 313 Quayside began opening to tenants around 2020–2021. It does not have Exchange Square’s scale; its value comes from terraces, river views and proximity to the Royal Palace and National Museum.
Together, the three projects reveal a consistent model: secure a central location, build or improve the asset, and remain involved in its operations. Hongkong Land in Cambodia behaves more like a long-term landlord and manager than a residential sales developer.
For property buyers, the profile is useful in a limited but concrete way. Central Mansions demonstrates serviced accommodation, Exchange Square shows commercial management, and 313 Quayside reveals the company’s approach to a compact lifestyle asset. It says little about mass housing or a recurring condominium pipeline. Hongkong Land’s strength here is not the number of projects, but the decade of operating life that followed each opening.
