These figures should not be treated as one current price list because the listings were updated at different times; the actual asking price needs to be confirmed for the specific unit and seller.

J&L’s clearly documented development footprint is in Phnom Penh through Sky Tree Residence. The company website says the wider Focus Group has land reserves in Sihanoukville, Koh Rong and Vietnam as well, but a group-level landholding claim does not demonstrate completed J&L developments in those locations. Buyers should distinguish the parent group’s geographic interests from projects actually delivered by the specific J&L legal entity.

Reliability and public record

There are several useful verification points: the company name appears in an official Cambodian IP gazette, Sky Tree is independently shown as a completed large-scale asset, and a US$35 million construction financing package was reported in 2017. That gives buyers more substance than a marketing page alone, but it is not the same as full corporate transparency. The reviewed public sources do not provide current J&L financial statements, a complete picture of company liabilities or a broad independently verified portfolio of other completed developments, so the finished building does not remove the need for legal-entity and unit-level due diligence.

What to verify

For a Sky Tree Residence purchase, first establish who the legal seller is today: J&L itself, a related company, or a private owner on the resale market. Obtain a current company extract where relevant, the individual unit title, mortgage and encumbrance information, the co-ownership rules and the actual management charges. A foreign buyer should separately confirm that the unit is above the ground floor and that foreign quota remains available at registration; Cambodian rules cap foreign ownership at 70% of the total surface area of private units in a co-owned building. If developer instalments or financing are offered, verify exactly when title transfers and whether the unit remains security for any outstanding obligation.
