Track record

The company was registered on 1 July 2022 with THB 800 million in registered capital. KingsQuare Residence received environmental approval on 25 July 2023, and Saha Pathana Inter-Holding says construction started in September 2023. The project's own website was reporting overall construction at around 90% in July 2026, while Thai Obayashi lists December 2026 as its completion date. No earlier completed residential development clearly attributable to King Square Development itself was found in the public sources reviewed.

Segments and prices

The company's verified project sits firmly in Bangkok's luxury segment. KingsQuare Residence has 222 units across 52 storeys, with layouts running from about 60 sqm to 344 sqm. Published launch pricing in 2023 ranged from THB 12.6 million for smaller one-bedroom-plus units to THB 92.88 million for the largest duplex penthouse, while August 2026 marketplace listings broadly span the low-THB-10-million range to above THB 90 million. Those live listings can include resales or assignment positions, so the developer's current inventory and contract price need to be checked unit by unit.

Geography

King Square Development's verified footprint is currently Bangkok-only. KingsQuare Residence is being built on the Ratchadaphisek–Rama 3 corridor in Bang Phong Phang, Yan Nawa, next to King's College International School Bangkok. The sources reviewed do not establish a separate King Square Development project in Pattaya, Phuket or another Thai city.

Reliability and public record

Several parts of the project structure are unusually easy to verify for a single-project developer: an active Thai company, an approved environmental filing naming King Square Development as owner, listed-company shareholders that have disclosed financing support, and Thai Obayashi as contractor. Dusit Hospitality Services has also been appointed to manage the residence after opening. These are meaningful transparency signals, but they do not create a long independent delivery record for King Square Development itself.

What to verify

The purchase documents should identify King Square Development Co., Ltd. as the contracting seller, with every payment routed exactly as the agreement specifies. Because the building is still approaching completion, buyers should focus on the contractual handover date, delay remedies, condominium registration and the inspection/defect process. A foreign purchaser also needs unit-specific confirmation of foreign-quota availability and the required evidence for offshore remittance. Title and registered encumbrances should be checked together with the release mechanism at transfer, and the final Dusit management scope, management charges, common fees and sinking-fund obligations should be read from the executed documents rather than marketing material.
