At launch, JETRO reported pricing of roughly US$50,000 to US$75,000 depending on house type, while IPS Cambodia showed a starting price of about US$55,000 in August 2026. The project includes residential houses, shophouses and villas, with IPS listing floor areas of approximately 52 to 84.5 sq m. These figures describe the current project offer and can vary by phase, plot, specification and financing terms.
Geography
The location conflict in public listings can be resolved with reasonable confidence: Metra Estate Legacy is administratively within Phnom Penh rather than a neighbouring province. AKP and Cambodian reporting place it in Koh Krobey village, Preaek Thmei commune, Chbar Ampov district, Phnom Penh; JETRO likewise describes Preaek Thmei as a Phnom Penh suburban location around 12 km from the city centre. The company's office is separate, on Street 63 in Boeung Keng Kang 1. The reviewed sources do not establish a second Cambodian city where Metra BCCJP has a confirmed development.

Foreign buyers should not interpret a hard title as meaning that Cambodian land can be registered directly in their own name: Cambodian law prohibits direct foreign ownership of land. Anyone without Cambodian nationality should obtain independent legal advice on a lawful ownership or long-term-use structure, and nominee arrangements should not be treated as a safe substitute for legal title. For an off-plan house, also check the payment schedule, delay and refund clauses, construction-linked milestones and the exact specification the developer is contractually required to deliver.
