What to verify
For any purchase associated with National 6A, first establish the exact legal seller named in the SPA and how it relates to the brand: Galaxy Residence identifies National 6A as its direct owner and developer, whereas The Peninsula was developed by the separate joint-venture entity CC Peninsula. In a resale transaction, verify the individual unit title, mortgages or other encumbrances, chain of ownership, building-management arrears and the remaining foreign-ownership quota. If a property is marketed as Borey Vimean Phnom Penh 6A and attributed to National 6A, request documentary evidence for that attribution rather than relying on a portal or internal listing. Foreign buyers should also remember that direct foreign ownership of Cambodian land is prohibited; qualifying condominium ownership depends on a properly registered co-owned building, an eligible above-ground-floor unit and availability within the statutory foreign quota.
