Northbridge has a materially longer operating history than many single-project local developers. The Cambodia Investment and Trade 2002 report states that Northbridge Communities Limited was established in 1994 and that Northbridge International School opened in Phnom Penh in September 1997; by 2002 the community already included apartments, single-family homes and sports facilities. A later DFDL deal list records a multi-million-dollar sale of the Northbridge community development project, comprising an international school, sporting facilities, single-family homes and apartment buildings. The current North Park website describes three condominium towers within a wider residential setting that also includes villas, duplexes and townhouses. This supports a genuine long-term physical track record, while also showing that ownership and branding have evolved over time.

Segments and prices

The product mix is broad: North Park's official website shows studios and one-, two- and three-bedroom condominiums, while the wider community also contains low-rise housing. No current fixed developer price list is published on the public project website. In 2026, multiple resale portals simultaneously showed a 56 sqm one-bedroom unit at about USD 120,000. That is an asking price for a specific secondary-market unit, not a verified developer entry price; actual pricing varies materially by building, size, condition, furnishing and whether the seller is the project or a private owner.

Geography

The community is on Street 2004 in Sen Sok, Phnom Penh, next to Northbridge International School. North Park's official website uses Tek Thla, while some listing portals place individual units in Ou Baek K'am. That distinction is minor for neighbourhood orientation but should not be used as a legal property description; the exact address and cadastral identification should be checked against the unit title and seller documentation.

Reliability and public record

Northbridge has several meaningful, verifiable signals: a long physical history, operating residential stock and a current public association with Royal Group. That is more substantive than a single marketing page from an obscure project company, but it is not a substitute for transaction-level due diligence. DFDL's historical record shows that the community development itself was sold, so the current brand should not automatically be treated as the same legal entity that created the original development. For a buyer, reliability is better tested through the present seller, the specific unit title, encumbrances, building status and management documentation rather than group recognition alone.

What to verify

Start by identifying the exact seller named in the contract and, for a primary sale, the developer, then establish how that entity is legally connected to Northbridge and Royal Group. For a condominium, verify that the building is registered as a co-owned building, confirm the title issued for the specific unit, check for mortgages or other encumbrances, and confirm that management-related dues are settled. A foreign buyer should separately confirm that the unit is above the ground floor and that the statutory foreign-ownership cap of 70% of the total private-unit floor area in the building has not been exhausted. For a villa, townhouse or any property tied directly to land, do not assume that a foreign buyer receives direct land ownership; the lawful lease or other permitted holding structure should be reviewed independently. It is also important to establish whether the seller is the project itself or a private resale owner, because the document set and transaction risks differ.
