Why this project is worth a look

Visible and complete

The buildings, pools, gardens and common areas can be inspected as they operate today. Buyers can judge maintenance, noise, lift condition and the actual apartment before committing funds rather than relying on a future rendering.

A three-building project

North Park is the parent condominium compound, not Building B in isolation. Building position and orientation affect outlook, privacy and walking distance to amenities, so comparing units across the complex is worthwhile.

A broad home mix

The range runs from studios to three-bedroom homes, with duplex formats among the larger plans. Official layouts reach 183 sqm, allowing the project to serve both compact households and families needing substantial living space.

Community-scale amenities

Four pools, a gym, landscaped routes and recreation areas sit within the wider Northbridge environment. Access rights and charges still require confirmation, but the setting offers more shared space than a typical standalone urban tower.

About the project

North Park Condominium is a completed residential compound on Street 2004 in western Phnom Penh, within Sen Sok. This dossier covers the parent project rather than a single resale unit or Building B alone. The official project material describes three mid-rise condominium buildings inside the broader, guarded Northbridge Communities setting. Homes range from studios through one-, two- and three-bedroom layouts, with duplex formats among the larger residences. The proposition is different from a conventional central-city tower. Buyers are not primarily choosing a skyline view from a very high floor; they are choosing a lower-rise environment organised around pools, landscaped courts and community facilities. Because the buildings are complete, the decision can be based on the actual condition of the unit, common areas and management rather than a render. That brings a useful degree of certainty, but it also means units of the same nominal type may differ materially in renovation quality, furniture, outlook, noise, maintenance history and title documentation.

The project is laid out more like a managed residential precinct than a standalone tower. Nine storeys keep the buildings at a human scale, while the three blocks frame shared outdoor areas with water and planting. Official photography shows long balconies, broad glazed elevations, pool courtyards, garden paths and separate recreation spaces. Low-rise does not automatically mean low density or quiet in every apartment. The experience changes by building, floor and orientation: one home may face a pool and activity area, another a landscaped edge, access road or neighbouring development. A useful inspection should therefore compare daylight, cross-ventilation, privacy, lift proximity and sound at different times of day. For an owner who values a green internal environment and facilities within the compound, the masterplan may matter more than a decorative furniture package. A buyer who expects cafés, offices and nightlife immediately outside the lobby should assess Street 2004 on a different basis and test the daily routes personally.

The parent project offers a broader unit mix than isolated advertisements suggest. The official floor-plan material presents three studio configurations, one-bedroom homes with 56–64 sqm of net area, two-bedroom homes with 76–129 sqm net, and three-bedroom options from 124 to 183 sqm. The larger categories include conventional single-level plans as well as duplex arrangements; some three-bedroom layouts use a double-height volume. Those ranges describe the project’s design catalogue, not guaranteed current stock. In a completed condominium, availability is created by individual owners and can change quickly. Buyers should compare usable net area, balcony dimensions, kitchen arrangement, bathroom count, internal stairs in a duplex, air-conditioning condition and the exact inventory of furniture and appliances. A large headline area is not enough on its own. The way circulation, storage and outdoor space are allocated can make two apartments with similar numbers feel very different, and resale alterations should be checked against building rules and approved plans.

Amenities are a central part of the North Park offer and are visible in the official project gallery. The project promotes four pools covering more than 1,000 sqm in total, a gym, a barbecue deck with a kitchen, gazebos and landscaped walking routes. The wider Northbridge Communities environment is also presented with a café, children’s play area, football field, indoor basketball court and indoor tennis court. Access rights and charges should be confirmed for the specific unit because some facilities may belong to the wider community rather than to the condominium’s own operating budget. Security and life-safety information on the official site includes a vehicle barrier, audio-video intercoms, CCTV in common areas, three-point card access, round-the-clock guard patrols, fire alarms, sprinklers and dual pressurised fire stairs. During due diligence, it is worth checking that these systems are operational, serviced and reflected in current building procedures rather than relying only on the original specification.

The practical address is Street 2004 in the Northbridge area of Khan Sen Sok. The owner’s brief and several property platforms place the complex in Sangkat Ou Baek K’am, while the official site and some resale listings use Tuek Thla. The map point and physical compound are consistent, so this is an administrative naming issue rather than evidence of two separate projects; the title and cadastral description of the selected apartment still need to be checked. Daily mobility is mainly by car, tuk-tuk or ride-hailing. The official neighbourhood material highlights Northbridge International School Cambodia, CIA First International School, Royal Phnom Penh Hospital, AEON Mall 2, Makro and Global House among the surrounding education, healthcare and retail options. Travel times vary sharply with traffic, and BKK or the riverside are not walkable neighbourhood destinations from the project. A buyer should test school, work and shopping journeys during the hours that matter to the household.

North Park now trades as a completed resale and rental property, so there is no single live developer inventory or universal instalment plan for the whole complex. The lowest verified current asking level found during this review was $120,000 for a one-bedroom unit. That is a market listing, not a promise that every comparable apartment is available at the same price. Value changes with building, floor, outlook, furnishing, condition, net area and documentation. Before paying a deposit, the buyer should identify the legal owner, obtain and verify the title, check for mortgages or restrictions, confirm outstanding management and utility balances, understand foreign-ownership eligibility, and review the current management contract and recurring charges. Furniture, appliances, parking rights, keys and access cards should be listed in the sale agreement rather than assumed from photographs. In a finished project, unit-level legal and technical checks carry more weight than the general brochure.

North Park is best evaluated as a lifestyle and operating environment, not simply as a price per square metre. A family connected to schools in Sen Sok may value the controlled compound, play and sport spaces, and larger two- or three-bedroom layouts. An owner-occupier can inspect the real landscaping, maintenance and acoustics before committing. An investor needs a unit-specific rental case: a compact one-bedroom and a large duplex serve different tenant pools, furnishing budgets and leasing timelines. A sensible viewing should include more than the apartment. Walk from the guardhouse to each shortlisted building, inspect lifts and stairs, look for humidity after rain, observe pool and gym use, and request recent management invoices. The project can work well for buyers seeking a greener, managed setting in Sen Sok. Those prioritising walkable access to central restaurants, offices and nightlife should compare it directly with completed condominiums closer to BKK, Tonle Bassac or the riverside.

Unit types & sizes

Studio

The official site presents three open-plan studio configurations with large windows. It does not publish one confirmed size range for the entire parent complex, so area, building and current availability should be checked against the specific unit and title.

1 bedroom
56–64 sqmnet
1 bathroom

One-bedroom homes include a separate bedroom, kitchen, living area, bathroom and balcony. They are the most straightforward option for a single resident or couple, although outlook, furnishing and condition vary materially between resale listings.

Current lower asking anchor — from $120,000
2 bedrooms
76–129 sqmnet
Typically 2 bathrooms in the official plans

Several configurations combine open kitchens, generous living rooms and balconies. The upper end is much larger than a typical urban two-bedroom, so buyers should check how much space is allocated to stairs, circulation and outdoor areas.

3 bedrooms
124–183 sqmnet

Single-level and duplex formats are available, including double-height interiors. Family buyers should assess stair safety, bedroom separation, bathroom count, cooling costs and whether the layout works for children or multigenerational living.

The one- to three-bedroom ranges come from the official floor-plan page and describe the North Park parent project. Current supply is owner-led resale stock, so net area, furnishing, condition, availability and price must be confirmed unit by unit. Building B figures have not been applied automatically to the other blocks. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From $120,000 in current Cam Realty and FazWaz listings, checked July 25, 2026. This is a lower market anchor for the completed complex; the specific unit, availability, condition, title and transaction terms need separate verification with an adviser.

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Families prioritising Sen Sok international schools, a controlled compound and two- or three-bedroom homes.; Owner-occupiers who prefer a completed mid-rise community with landscaped courts over a dense central high-rise.; Couples or professionals seeking a one-bedroom home with a balcony and access to pools, a gym and shared recreation.; Investors prepared to underwrite the actual unit, tenant segment and operating costs rather than rely on project-wide yield claims.; may not suit: Buyers who want the walkable street life of BKK, Tonle Bassac or the riverside immediately outside the building.; Anyone seeking uniform new developer stock and a long construction-linked instalment plan; current supply is mainly resale.; Buyers unwilling to verify the title, management charges, facility access and physical condition of the selected apartment..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual area of the chosen unit, and which basis it is measured on
  • which amenities are fixed in the SPA annexes

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Published sources conflict on the total number of homes, giving 158, 185 or 278. Some databases appear to count individual buildings, so the scale of the selected block and its share of common property should be confirmed from the legal documents.
  • The official site uses the Northbridge Communities Cambodia brand and Royal Group identity, while some agency databases name Khaou Chuly Land Company Limited. The official brand is used here, but the legal developer entity and original permit party should be checked against the apartment title.
  • The address is labelled Ou Baek K’am or Tuek Thla, while completion references include 2018, January 2019 and a 2021 handover. The Street 2004 map point is consistent and the completed status is clear, but the cadastral wording and building history need unit-level verification.
