Track record

SCOPE's public track record is short, but it now covers three materially different completed formats. SC Asset's 2025 One Report reports project values of about THB 9.8 billion for SCOPE Langsuan, THB 1.15 billion for SCOPE Promsri and THB 3.2 billion for SCOPE Thonglor; presales as of 31 December 2025 were reported at 84%, 73% and 44% respectively. In July 2026, SC Asset said that all three residences were completed and ready to move in. The scale varies deliberately: Promsri has 146 residences, while Thonglor is designed for only 18 families. That gives a buyer something more useful than a long launch pipeline: finished buildings that can be inspected for workmanship, operations and resident experience.

Segments and prices

The pricing spread inside the SCOPE brand is unusually wide. The current SCOPE Promsri page advertises one-bedroom residences of roughly 28–34 sq m from THB 6.75 million, positioning it as the compact premium entry point in Sukhumvit. At SCOPE Langsuan, one-bedroom layouts start at roughly 82 sq m and the published current starting price is THB 48.4 million. SCOPE Thonglor sits in a different market altogether: every residence occupies a full floor, the standard size starts at about 416 sq m, and an official May 2026 SCOPE article priced its 765 sq m triplex residence at THB 615 million. These are current developer offers rather than permanent price benchmarks, so buyers should re-check live inventory, floor, furnishing package and transaction terms.

Geography

SCOPE is geographically concentrated to an unusual degree: its current collection has no projects outside Bangkok. Langsuan is in Pathum Wan near Chidlom and Lumphini Park; Promsri sits in the Sukhumvit 49 residential pocket in Watthana; and Thonglor is on Sukhumvit Road at the entrance to Thonglor. This makes direct comparison with neighbouring prime buildings and local rental demand relatively straightforward, but it also ties the brand closely to the upper end of central Bangkok's residential market. No current SCOPE expansion into Pattaya, Phuket or other Thai cities was publicly confirmed in the sources reviewed.

Reliability and public record

Several verifiable signals make SCOPE easier to diligence than a stand-alone private boutique developer. It is part of the SC Asset group, SC Asset is listed on the Stock Exchange of Thailand under ticker SC, and SCOPE projects are disclosed in the group's reporting with project values and sales progress. SC Asset's first-quarter 2026 reporting also notes that transfers at SCOPE Langsuan contributed to higher residential sales revenue. A further practical advantage is that all three active SCOPE residences are completed, allowing buyers to inspect the actual building, common areas and service operation. However, SCOPE is not separately listed, and group ownership is not a guarantee of defect resolution, resale liquidity or the terms of an individual purchase contract. There is also a useful example of why project documents matter: SCOPE's legal disclosure for Langsuan states 158 residential units plus one commercial unit, while SC Asset's 2025 One Report uses 134 units for the project; the reviewed public sources do not explain the difference.

What to verify

Before buying, match the contracting entity against the landowner and registered project owner, and obtain a current encumbrance check rather than relying on historic marketing disclosures. For example, SCOPE Langsuan's legal disclosure historically stated that the land was mortgaged to Kasikorn Bank, so the relevant question is the status at the date of transfer. At Langsuan, ask for the registered condominium documents and an explanation of the difference between the 158 residential units in SCOPE's legal disclosure and the 134 units used in SC Asset's 2025 One Report. At Thonglor, where only 18 residences share an unusually service-heavy building, review the condominium juristic-person budget, reserve fund, actual operating costs and responsibility for expensive common systems. Across the collection, confirm which hospitality and housekeeping services are included in mandatory fees and which are separately charged. Foreign buyers should also re-check the foreign ownership quota and transfer documentation for the specific unit immediately before funds are remitted, and treat any rental or return illustration separately from the sale contract unless it is contractually guaranteed.

Does SC Asset ownership make a SCOPE purchase automatically safe?

No. Being part of a listed group increases the amount of corporate information available and places SCOPE projects inside consolidated reporting, but it does not replace a review of the specific contract, unit, encumbrances, condominium rules and post-transfer costs.
