Inside the Sukhumvit grid
Promsri sits inside the 39–49–Thonglor network rather than on the main road. Groceries, Samitivej and neighbourhood venues are close, while rail access still requires a last-mile leg. The appeal is therefore a quieter inner-soi setting, not the convenience claim of a building physically attached to a BTS station.
An operating service layer
Housekeeping, front-desk service, the pool, onsen, gym and other common areas are already in use. A buyer can test the real management experience, ask how access works and inspect upkeep before committing. That is more informative than relying on a future-service promise in an off-plan brochure.
A narrow unit menu
The active SCOPE presentation centres on one-bedroom homes from 28 to 34 sqm. It makes comparison straightforward: orientation, floor, light, storage and outlook drive the decision. The same simplicity is a limitation for households that need a second bedroom, a separate study or more flexible family space.
Furnished from day one
Ligne Roset furniture, built-in elements and branded appliances reduce the amount of fit-out work after purchase. In a completed building, however, condition matters as much as specification. The buyer should inspect the exact inventory, test equipment and document what remains with the residence at transfer.
Direct and resale choices
SCOPE still markets the property while private and agency resale listings are active at the same time. That can widen the choice of floors and prices, but it also means the headline starting number may refer to a different seller and title situation. Unit-level seller, quota, encumbrance and condition checks are essential.
About the project
SCOPE Promsri is an eight-storey condominium tucked into the residential fabric of inner Sukhumvit, between the Phrom Phong and Thonglor sides of Watthana. It is not a tower built around a broad mix of studios, family units and penthouses. The product is deliberately narrow: compact one-bedroom homes, furnished interiors, a service layer that is closer to a managed residence than a basic condominium, and shared spaces spread through a low-rise building. SCOPE's project material states 146 residences, while Estopolis describes 146 residential units plus two commercial units. One current SCOPE leasing page, however, says 144 residential units. That discrepancy does not change the identity of the building, but the registered unit count should be checked from condominium documents rather than inferred from marketing pages.
The address matters because this is an inner-soi proposition rather than a doorstep-BTS proposition. SCOPE places the building on Soi Promsri off Sukhumvit 49 in Khlong Tan Nuea, Watthana, in the pocket linking Sukhumvit 39, 49 and Thonglor. Daily errands are unusually close for central Bangkok: SCOPE's own neighbourhood guide lists TOPS Fine Food at roughly 120 metres, UFM Fuji Promsri at 170 metres, Villa Market 49 at 600 metres and Samitivej Hospital at 400 metres. J Avenue and The Commons sit at roughly the one-kilometre mark, while EmQuartier is listed at 1.2 kilometres. Buyers who insist on stepping straight onto the BTS should factor in the last-mile trip; buyers who value a quieter residential street inside Sukhumvit may see the trade-off differently.

The current unit menu is easy to understand because it is almost entirely about variations on one-bedroom living. SCOPE presents a 28 sqm Court model, a 30–32 sqm Ville model and a 34 sqm Wind model. Court faces the internal Cenote Court; Ville is north-facing toward the city; Wind faces the front and south and is shown with a bathtub. All three are presented as fully furnished by Ligne Roset. That makes unit selection less about bedroom count and more about orientation, floor, light, privacy, outlook and whether the extra few square metres materially improve storage or day-to-day circulation. Earlier third-party reviews mention a few additional size variants around 34.99 sqm, but those should not be treated as current stock unless a specific unit is produced.
Specification is part of the proposition rather than a decorative footnote. The current SCOPE page highlights insulated glazing with acoustic film and motorised blackout blinds, along with Ligne Roset furniture and branded kitchen equipment. In an already completed building, these details can be inspected rather than imagined. A buyer should use that advantage. Open and close the blinds, test the appliances, inspect the upholstered pieces, check the seals and hardware around the windows, and confirm the inventory that will remain after transfer. A resale residence that has been tenanted may carry a very different condition profile from developer-held stock even if both share the same model name. The contract and handover inventory should therefore be unit-specific.
The amenity package is broader than the apartment sizes suggest. Across SCOPE's current sales and leasing pages, the recurring facilities include the Cenote pool and courtyard, lounge, onsen and sauna, gym, conference room, rooftop space and Moonlight Jacuzzi. Weekly housekeeping and a 24-hour front desk are also advertised for the operating residence. SCOPE's current page identifies the project as pet-friendly and shows in-house pet care. These are useful live-building features because a buyer can ask existing residents and management how they actually operate. They should not be converted into an assumption that every service is forever included, every pet is automatically accepted, or every facility has identical access conditions. Current juristic-person rules and fee schedules remain the controlling practical documents.
Pricing needs a two-market reading. On 23 Aug 2026, the live SCOPE project page displayed a THB 6.75M one-bedroom offer, while a DDProperty listing published on 10 Aug 2026 offered a specific 29.1 sqm unit at THB 6.29M. DDProperty's project page also showed a sizeable pool of resale stock. The lower number is therefore best read as a market-entry reference for one specific unit, not as evidence of a developer-wide discount. Before comparing prices, identify whether the seller is SCOPE, an investor, a private owner or an agent acting for one of them. Then compare the exact residence, floor, orientation, furnishings, occupancy history, title, encumbrances and foreign-quota status. Those differences can matter more than a headline gap of a few hundred thousand baht.
Foreign ownership is possible, but it is a legal-status question attached to the chosen unit, not a generic project feature. Thailand permits foreign buyers to register condominium freehold while foreign ownership remains within the statutory 49% ceiling by aggregate unit area. Bangkok's official investment guidance also points to the condominium juristic person's quota confirmation and evidence of qualifying overseas fund transfer for registration. Current DDProperty listings for SCOPE Promsri are marketed as freehold, yet a portal label cannot establish that quota is still available when a particular transfer occurs. A foreign buyer should obtain the current quota letter, verify the title and seller, and confirm the transfer-document trail before treating freehold as secured.
There is one meaningful chronology conflict. DDProperty identifies the property as completed in November 2022, and Begray, which designed major common areas and special units, records the project as completed in 2022. FazWaz currently labels completion as April 2024. The building's present status is not in dispute: it is operating, leasing, reselling and still carrying a direct SCOPE sales presence. What remains unclear from public material is which milestone the 2024 date refers to, or whether it is simply a database discrepancy. The 2022 date has stronger support for actual completion, but a buyer who needs the precise legal milestone should still obtain the condominium registration and handover documents rather than rely on a portal's build-year label.
Developer identity is much clearer than some portal fields suggest. Thailand's Smart EIA Plus database lists SCOPE Company Limited as the project owner for SCOPE Promsri and shows the relevant approved environmental report. SCOPE itself continues to operate the sales and leasing pages under the same company name. SC Asset appears in the wider history of the SCOPE platform and is sometimes shown by property portals as the developer, but it should not replace the specific to the project owner in the record. For a buyer, the useful distinction is between brand history and the party actually signing the transaction. With developer stock and mature resale stock coexisting in the same building, seller identity, authority to sell and title documents should be verified for the exact unit.

Condominium freehold can be registered to a foreign buyer while the building remains within Thailand's foreign-ownership quota of no more than 49% of the aggregate condominium unit area. Quota availability and transfer documentation must be confirmed for the selected unit before purchase.
