Star5 Developers entered the market in 2015 and chose attainable suburban property rather than central towers. Its schemes involve land, apartments and villas outside dense Phnom Penh, where a lower entry price comes with greater dependence on roads, occupation and future district growth.

The clearest projects are Skyland in Vihear Suor, Kandal Province, and StarLand along National Road 4. They are different products: a planned residential community and serviced land plots.

Skyland attempted to create a self-contained suburb

The wider Skyland plan included condominiums, villas, low-rise housing and supporting facilities. Skyland Condos is the most clearly described element, with 224 studios and one- and two-bedroom apartments. Skyland Villas was promoted separately as a gated scheme of 249 villas across roughly 25 acres.

The project targets buyers willing to live further from the centre in exchange for price and space. A suburban condominium does not follow the same demand pattern as BKK1 property; it depends more heavily on local employment, transport and whether the surrounding community becomes genuinely occupied.

Some international platforms describe the condominium as completed, but recent public information on occupancy, management and the status of the whole master plan is limited. The relevant issue is not only whether one building stands, but whether an everyday environment exists around it.

StarLand belongs to the land market

The Prey Pdao project along National Road 4 offered subdivided plots for housing or small commercial use. The location is tied to Kampong Speu’s industrial corridor, so demand may come from families and businesses connected with factories and logistics.

StarLand plots still appear in listings, but current supply may be resale rather than new inventory from the developer. That changes the analysis. Infrastructure and the documents for the exact plot matter more than the company’s original sales narrative.

Star5 also names other Sky-branded concepts and Star Homes, but their public record is thinner. The company is most clearly understood through Skyland and StarLand: two experiments in attainable suburban housing and land.

The advantage is access to more space at a lower cost. The weakness is heavy dependence on what happens beyond the property boundary. Roads, utilities, employment and genuine occupation may influence the result more than the house design. Star5 is best seen not as an urban brand, but as a bet on the growth of peripheral corridors.
