By 2021, Cambonomist referred to a roughly seven-hectare scheme with 441 shophouses, suggesting later expansion beyond the original phases. Current Realestate.com.kh and FazWaz project pages also list 441 units and a 2020 completion date, although the reviewed public sources did not include a single official completion certificate covering the entire development in that final configuration.

Segments and prices

The Premier Land Sen Sok sits in the higher-priced landed segment, with shophouses designed for both residential and commercial use. Launch-era reporting in 2018 cited first-phase prices from US$300,000, while Cambonomist reported in 2021 that roughly 20 units remained with prices starting around US$400,000. The current Realestate.com.kh project page shows a reference price of about US$401,517 and floor areas of roughly 216–432 sq m, but that is portal data rather than a verified August 2026 developer price list. Resale pricing will also vary with plot width, corner position, frontage, building condition and individual title status.

Geography

The verified project is in Sen Sok, Phnom Penh Thmey, on the northern side of Phnom Penh. Launch-era sources placed it within the wider Pong Peay City development directly beside AEON Mall 2, and current project pages continue to locate it in Phnom Penh Thmey, Sen Sok. Cambodia Chamber of Commerce directory entries also use addresses inside Borey The Premier Land, providing an additional indication that the development is physically occupied and in use. The reviewed sources did not establish another separate completed Phnom Penh housing project by The Premier Land with the same level of documentary support.

Reliability and public record

The company has several verifiable operating signals: detailed construction coverage dating from 2018, independent reporting on the project's phased expansion, and official trademark records for THE PREMIER LAND CO., LTD. in Cambodian government gazettes in 2019 and 2023. Corporate transparency is nevertheless limited in the open sources reviewed: a current full commercial-registry extract, active developer licence and final completion documentation for the entire scheme were not independently available. In practical terms, the development's existence and public operating history are readily verifiable, but clean title and the seller's authority for a specific shophouse still need transaction-level evidence.

What to verify

For a purchase in The Premier Land Sen Sok, first establish who is selling the house: The Premier Land Co., Ltd., a related entity or an existing private owner. Obtain the individual registered title for the selected land parcel and building, verify cadastral boundaries, mortgages or other encumbrances, construction approvals and the seller's legal authority to transfer the property. Project portals label the scheme as hard-title property, but a portal-level classification does not prove the status of every individual shophouse. Foreign buyers need an additional layer of analysis because this is landed property: Cambodian law does not allow a foreign national to own land directly, so any lawful lease or other ownership structure must be reviewed before payment. A nominee arrangement should not be treated as a substitute for proper legal due diligence.

The reviewed public sources did not, however, provide a single official certificate confirming completion of every phase and all 441 units. Buyers should verify the status and documents of the specific property being acquired.

Do the houses have individual hard titles?

Realestate.com.kh classifies the project as hard-title property, and resale listings make the same claim for individual houses. That does not replace document review. Before payment, obtain the actual individual title and verify the registered owner, parcel number, area, boundaries and any recorded encumbrances.

Can a foreign buyer directly own a house in The Premier Land Sen Sok?

Not together with the underlying land in the foreign buyer's own name. Cambodia's Constitution and Land Law restrict land ownership to Cambodian nationals and qualifying Cambodian legal entities. A foreign buyer therefore needs separate advice on a lawful long-term lease or other permissible structure and should understand exactly what rights that structure creates over both the building and the land.
