The site is behind AEON Mall Sen Sok and opposite the Australian International School Phnom Penh, within the same northern retail and business cluster as Makro, Global House and the Sen Sok Convention and Exhibition Center. This is more useful than a generic claim that the project is close to shopping. The surrounding district already contains large-format retail, schools, restaurants, service businesses and event infrastructure, creating practical reasons for customers, tenants and owner-occupiers to use this part of the city.

Current project directories on realestate.com.kh and FazWaz report 441 units and completion in January 2020. An earlier Construction & Property News article from March 2018 described a narrower scope: 271 shophouses across the first two phases, an investment of about $92 million by L.Y.P Group, and a target completion in the first quarter of 2019. The figures appear to cover different stages rather than two versions of the same inventory. The public record therefore uses the later directory total of 441 units, while the 271-unit figure is retained as a scope limitation that should be reconciled if a phase-by-phase inventory becomes available. The developer brand supplied in the project queue and used by property directories is The Premier Land; the legal relationship with L.Y.P Group should not be inferred beyond the dated investment report.
The development has a recognisable visual identity: long rows of gold-toned and blue-glass façades, large commercial windows and internal streets lined by shopfronts. Verified project renders show parking along the buildings and a strongly retail-oriented ground plane. Resale photographs from 2025 and 2026 confirm that the blocks were built and are in active use, with completed façades, glazed upper levels, commercial interiors, stairs and residential rooms. The interior images in the dossier come from a particular resale shophouse, not a universal show unit. Owners may have altered partitions, lighting, air-conditioning, finishes and room functions, so the gallery demonstrates the type of usable space rather than a guaranteed specification for every property in the development.
The first two phases were described as four-storey shophouses measuring 4 metres wide by 23 metres long. Resale listings use additional measurement conventions: a 4.5 by 23 metre plot, a 4.5 by 16 metre building footprint, four floors, or four and a half levels when a mezzanine is counted separately. A live FazWaz listing records six bedrooms, six bathrooms and 216 sqm of indoor area. Another listing records six bedrooms, seven bathrooms and 4.5 levels. Two adjoining shophouses have also been marketed as one larger 12-bedroom property with a lift. These examples show how the product can be adapted, but they should not be combined into a single standard plan. A buyer needs the plan, measured areas, current configuration and ownership documents for the exact unit under consideration.
Pricing is equally specific to the resale unit. At the research date, the realestate.com.kh project profile displayed a lower project-level anchor from $401,517, while the active FazWaz listing asked $440,000 for a 216 sqm shophouse. A corner commercial property updated in July 2026 was offered at $750,000. The spread reflects more than size: frontage, corner exposure, fit-out, parking, tenant status and visibility within the development can all affect the asking price. The page therefore uses the lowest visible market anchor, not a developer price list. Stock, negotiated price, title, taxes, commission, included furniture and payment conditions must be confirmed with a specialist before a deposit is paid.
Shared facilities are functional rather than resort-like. Verified sources support car parking, internal roads, active commercial frontage and a gated environment; a current CAM Realty listing states that 24-hour security is provided. Buyers should not expect a clubhouse, swimming pool or broad leisure programme unless those features are documented for the specific phase. The practical value lies in the building format and the location. A shophouse can receive customers at street level, hold stock or equipment, provide separate rooms for staff or family above, and keep the business under the owner’s direct supervision. That can suit operating businesses more clearly than it suits a buyer seeking a purely residential amenity package.
The Premier Land Sen Sok is not a universal choice for every household. It is strongest for buyers who understand the trade-offs of a vertical shophouse: multiple stair flights, limited private garden space, an active commercial environment and different levels of noise or traffic from one internal street to another. A household seeking a quiet detached home, a large yard or a single-level layout should compare it with villa communities. Investors should not apply the rent from one advertisement to the entire project. The selected unit’s tenant demand, frontage, mechanical condition, parking access, permitted business use and title history require their own review. The project offers a clear mixed-use proposition, but the investment case is unit-specific.
A practical inspection should go beyond the rooms. Buyers should walk the internal street in the morning and evening, check drainage after rain, parking pressure, gate operation, delivery access and the condition of shared façades. Commercial users should also assess sign visibility, loading arrangements, neighbour noise and management rules. These details are rarely captured in a listing, yet they directly affect daily operation and the unit’s rental prospects.

Landed property — what this means for a foreign buyer
This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
