What BKK3 actually means
BKK3 is the formal Boeung Keng Kang III sangkat within Boeung Keng Kang District; it is not simply a looser name for everything west of BKK1. For everyday orientation, Monivong Boulevard and Mao Tse Toung Boulevard are the two clearest major-road references. Inside the neighbourhood, Tuol Sleng Genocide Museum is a fixed landmark on Street 113, with its entrance at the Street 350 corner. Property advertising sometimes stretches the BKK3 label into Tuol Svay Prey I, which is a separate sangkat. Use the name to understand the broad urban setting, but use the title, full address and map pin to establish where a property legally sits.
Buildings are mixed, not standardised
BKK3's housing stock is deliberately varied: older shophouses and local low-rise buildings, small apartment and serviced-residence blocks, premises adapted for offices or cafés, and newer condominium towers. That variety creates a more lived-in setting than a master-planned estate, but management standards can differ sharply from one address to the next. An older property may lack a lift, reliable backup power or organised parking. A new tower may have a sizeable service charge, nearby construction and many competing units with similar layouts.
