It is the second Grand Park development rather than another name for the original Dusit Grand Park across the road. The project has its own five-building layout, unit plans and common facilities, with the buildings arranged around a large resort-style central area. For a buyer in 2026, the key point is that this is no longer a construction story. You can inspect the exact building, floor, outlook, furniture and management condition before committing. The developer’s own website still mentions a small number of completed units for sale, while the major portals show a deep resale market, so primary leftovers and owner resales may sit side by side.

This is a substantial residential complex, not a boutique block. The consistent project data across FazWaz, DDproperty, PropertyHub and an independent contractor reference is five buildings, eight floors and 919 units. That scale has two practical consequences. First, the landscaped centre and pool areas are shared by a large resident base, so buyers looking for a very low-density environment should set expectations accordingly. Second, the secondary market is broad. In August 2026 the major portals carried dozens of sale listings across different buildings, floors, views and ownership quotas. That gives a buyer room to compare like for like rather than accepting a single asking price. Building position matters here because pool, garden and city-facing apartments can feel quite different even when the floor plan is nominally the same.

The official unit range is simple. Dusit Group currently shows a 25 sqm studio, a 34.5 sqm one-bedroom with one bathroom, and two two-bedroom/two-bathroom plans at 61 and 62 sqm. Resale portals also show nearby variations, including one-bedrooms around 34–35 sqm and two-bedrooms reaching roughly 63 sqm. Those differences should not be averaged away. In a completed condominium the title deed and sale agreement for the selected unit are what matter, particularly if the listing description has been copied between agents. Studios suit buyers prioritising entry price and easy upkeep. The one-bedroom is the most conventional long-stay format in the project, while the two-bedroom adds a second proper room for a child, guests or work without becoming a large family apartment.

The shared facilities are built around a resort courtyard. Dusit Group lists a large adult pool, a children’s pool, rooftop relaxation space, gym, sauna, basement parking, a drop-off area, 24-hour security and a free shuttle to Jomtien Beach and supermarkets. The main project directories also describe landscaped gardens, a clubhouse-style area, jacuzzi and controlled access. A completed project still needs operational due diligence: a swimming pool is a permanent physical feature, but shuttle frequency, opening hours, access rules and any operating commercial outlets can change over time. Buyers should therefore treat the facility list as the physical framework and check day-to-day service levels during a viewing, especially if a particular amenity is central to their decision.

The location is inland rather than beachfront. Dusit Grand Park 2 sits on Thepprasit Soi 9 in Nong Prue, with access back to Thepprasit Road and then Sukhumvit Road, while Jomtien lies to the west. That makes the project a compromise between beach access and everyday movement around Pattaya. You are not stepping out of the lobby onto the sand, and buyers who require a true walk-out beachfront address should not let the shuttle service blur that distinction. On the other hand, drivers and residents who regularly move between Jomtien, Thepprasit and other parts of Pattaya may prefer this more connected inland position to a narrow beach-road location. The developer’s shuttle is useful, but its current timetable should be checked rather than assumed.

There is a genuine completion-date discrepancy in the public record. Dusit Group’s own project overview says Dusit Grand Park II was completed in mid-2021. FazWaz and Hipflat date completion to June 2022, while DDproperty and PropertyHub state 2022. These sources clearly describe the same finished complex, so the disagreement does not create uncertainty about today’s construction status: the project is completed and actively occupied and traded. It does matter if a buyer needs the precise legal timeline for condominium registration, the start of juristic-person operations or an exact building-age calculation. None of the public sources reviewed provides the registration document that resolves the difference, so that legal date should be taken from project records rather than inferred from marketing pages.

Ownership needs unit-level checking. DDproperty describes the project tenure as freehold, and current listings include apartments explicitly offered under the foreign quota as well as Thai-quota stock. Under Thailand’s condominium rules, foreigners can hold freehold ownership only within the building’s available foreign ownership quota, capped at 49% of the registered condominium area, and the condominium juristic person must confirm the foreign proportion for transfer. In practice, that means “freehold project” is not the same thing as “every resale unit can be registered to a foreign buyer.” The selected title, seller status and quota availability should be checked before a deposit. If the preferred apartment is not transferable within the foreign quota, the clean answer may simply be to choose another unit rather than forcing the transaction into an unsuitable structure.

Pricing is now market-led rather than defined by a single developer price list. On 23 August 2026 Hipflat showed active asking prices from THB 1,749,999; DDproperty’s project range started at THB 1.89 million and FazWaz from THB 2.1 million. Fresh PropertyHub listings provide a useful sense of category pricing, with studios around THB 2.29 million, one-bedrooms from roughly THB 2.55 million and two-bedrooms around THB 4.5 million in the examples reviewed. These are asking prices, not transaction guarantees. Ownership quota, floor, view, furniture, tenant status and seller urgency all move the number. The registry therefore uses the lowest current market listing only as an anchor, with the selected unit, legal status and availability to be reconfirmed directly.

There is also an established rental market, but the existence of rental listings should not be converted into a promised yield. In August 2026 the large portals showed dozens of apartments available both for sale and for rent, which is useful mainly because it gives buyers real comparables and confirms that the project is actively traded. An investor still needs to model the specific purchase price, furniture condition, common charges, vacancy, management costs and any existing tenancy. An owner-occupier will care more about the completed environment, the central leisure area and the ability to choose a unit after seeing it. In both cases Dusit Grand Park 2 is best assessed apartment by apartment, not as a generic “Jomtien investment project.”

Ownership format

Foreign freehold is possible only within the available 49% foreign ownership quota of the registered condominium. Dusit Grand Park 2 resale listings include both foreign-quota and Thai-quota units, so the selected apartment's status and the juristic person's quota confirmation must be checked before transfer. If foreign quota is unavailable, any long lease should be treated as a separate contractual structure requiring legal review.

Five eight-storey buildings and 919 apartments make this a large lagoon-centred resort community, not a boutique low-rise. The site sits inland around Thepprasit Soi 9 rather than on Jomtien Beach, so transport and actual crowding of pools, lifts and parking matter; portal counts of 186–193 units clearly do not describe the whole development. Peak-hour lift and corridor use is best observed in the evening or at a weekend rather than during a quiet showing. The route is worth walking or driving at the time of day it would actually be used.
