Amenities with daily use
The facility list goes beyond the usual pool-and-gym shorthand. Work space, reading areas, games, children’s facilities, sauna and steam functions, a golf simulator, rooftop relaxation zones and parking give residents several reasons to stay within the property during an ordinary day. That is particularly relevant for long stays or remote work. A buyer should still ask which facilities are scheduled to open at handover and how the cost of operating a large amenity package will be reflected in common-area fees.
Simple apartment ladder
The core choice is easy to understand: studio, one bedroom or two bedrooms. That makes the first budget decision relatively clean before you move on to building, floor, orientation and view. The jump to the two-bedroom is meaningful rather than cosmetic, with roughly twice the space of the standard one-bedroom and two genuinely separate sleeping rooms. Because live listings show a few area variations, the actual floor plan attached to the selected unit matters more than a generic project-level size label.
Jomtien, not beachfront
The project is marketed at roughly 1.7 km from Jomtien Beach. This can work well for buyers who value a larger internal environment and do not need to walk onto the sand from the lobby, but it changes daily transport. Families carrying beach gear, older residents and anyone who dislikes riding in Pattaya traffic should think about that distance in practical terms. The planned shuttle to the beach and supermarkets helps, yet long-term convenience will still depend on how you normally move around the city.
Defined construction status
Dusit Group currently identifies Pristine Park III as under construction, EIA-approved and targeted for completion at the beginning of 2028. That gives the scheme a clearer status than an early concept launch, but the buyer is still taking delivery risk rather than purchasing a finished home. It suits someone who can wait and is comfortable monitoring construction and handover. If immediate occupation or immediate rental income is the priority, a completed condominium deserves a direct comparison even if its headline price is higher.
About the project
Pristine Park III is a low-rise condominium development under construction in the Jomtien side of Pattaya, within Nong Prue, Bang Lamung. Instead of a single beachfront tower, the scheme is planned as six eight-storey residential buildings sharing a landscaped, resort-oriented central environment. The current project specification gives 700 units and an early-2028 completion target. That physical form changes the day-to-day experience: there is more emphasis on pools, gardens and communal space between buildings, but the project is not on the beachfront. The studio is a compact holiday or single-occupant product; the one-bedroom gives a couple a genuinely separate sleeping room; the two-bedroom is materially more useful for a family or for two adults who need privacy. Live market listings sometimes show rounded or slightly different areas, including 25, 34 and about 65–65.5 sqm, while older syndicated records contain additional sizes. Buyers should therefore treat the type labels as a starting point and make the contractual floor plan, building, aspect and registered area of the exact unit the basis of a decision.

The main reason to consider Pristine Park III is not the apartment interior alone but the scale of its common facilities. The project advertises more than 1,000 sqm of shared amenities, including a ground-level pool, children’s areas, fitness facilities, sauna and steam functions, gardens, work and reading spaces, a games room and a golf simulator. Dusit Group also lists rooftop relaxation areas, basement parking, internal shuttle service between buildings and a shuttle to Jomtien Beach and supermarkets. For an owner staying for weeks or months rather than a weekend, that can be genuinely useful: working, exercising and spending downtime within the compound becomes realistic rather than the facilities serving only as brochure decoration.
The same resort scale has a trade-off. Seven hundred apartments is a substantial community even when spread across six low-rise blocks. During busy periods, the pool deck, gym, lifts and social areas may feel different from the quiet images used to sell an off-plan project. A pool-facing apartment can deliver the classic resort outlook, but it can also bring more movement and sound below the balcony. An outward-facing unit may be calmer yet more exposed to roads, neighbouring plots or future construction. Buyers who care about quiet, privacy or long periods of home working should compare actual building positions and orientations rather than assuming that a higher floor automatically solves those issues.
The developer has a local delivery record that is relevant here. Dusit Group lists completed Pattaya condominium projects including Dusit Grand Condo View, Dusit Grand Park I and Dusit Grand Park II. Its current projects page describes Pristine Park III as under construction, EIA-approved and due at the beginning of 2028. That is more useful than generic claims about experience because it establishes the present status of this specific scheme. It still remains an off-plan purchase: construction, handover inspection, final settlement, title transfer and the real-world performance of the completed management operation are future steps. Anyone who needs a home in Pattaya soon should compare this timeline with ready-to-move alternatives before focusing on price alone.
At the bottom end of current public inventory, studios are being advertised at about THB 1.83 million as of 17 August 2026. That figure should be used carefully. A project under construction can have developer inventory, contract assignments and independently listed units circulating at the same time, with meaningful differences in floor, view, quota, furniture package and payment obligations. The official project website previously displayed a higher starting figure for its standard studio, illustrating why a single headline price is not the transaction cost. Before reserving, a buyer should compare the total price of the chosen unit, the remaining instalments, included furniture and equipment, transfer-stage charges, ownership quota and any assignment or administrative costs. The cheapest advertisement can be attractive, but only after those moving parts are reconciled.

Ownership format
A foreign buyer may register a unit in freehold where foreign quota is available for that specific unit and the statutory foreign-ownership ceiling has not been exhausted. Thai rules cap foreign ownership at 49% of the aggregate unit area in a registered condominium building. Current Pristine Park III listings include units marketed for foreign ownership, but the quota status of the exact unit must be verified before any reservation payment. Where foreign freehold is unavailable, leasehold structures may be offered; their term and any renewal provisions are contractual and should be reviewed separately.

The most compact layout in the official range. It can work for a single occupant, frequent short stays or a buyer deliberately prioritising a lower entry price over spare space. At 25 sqm, furniture placement matters: check the bed position, usable kitchen, storage and balcony on the actual plan because inefficient circulation is much more noticeable in a studio than in a larger unit.
The most versatile size for one person or a couple. A separate bedroom makes longer stays and home working easier than in a studio without pushing the purchase into family-apartment territory. It remains a compact unit, so the actual layout and storage are still important. For rental use it is an easy format for many tenants to understand, but eventual demand will depend on price, furnishing, outlook and how the completed project operates at handover.
This is the family-scale option: useful for parents with a child, two adults keeping different schedules, or an owner who wants a proper guest room. Two bathrooms reduce everyday friction on longer stays. The price jump from the smaller units is substantial, so compare more than gross area: building position, outlook, corridor space and whether both bedrooms are genuinely comfortable enough for regular use are all worth checking before paying a premium.
