Existing Asset Warehousing participants get more time to repurchase assets
Asset Warehousing was introduced in 2021 as a COVID-era relief measure for businesses facing liquidity pressure. It allowed qualifying borrowers to transfer pledged assets to a financial institution to settle debt while retaining agreed rights to lease and later repurchase the property. The July change does not reopen that programme; it gives more time to businesses already inside it.
More than 400 businesses are approaching their original deadlines
The Bank of Thailand said more than 400 businesses remained in the programme and were due to start reaching their original repurchase deadlines from July 2026. The extension was introduced because some otherwise viable businesses still needed additional time to recover and arrange funding for the buyback.
The maximum extended date is 31 December 2027. Businesses that need the extension are advised to contact their financial institution and complete the relevant process before the expiry of the original agreement. Those that already have sufficient liquidity or financing can still repurchase their assets on the earlier timetable.

The scheme is still closed to new participants
The change applies to existing Asset Warehousing cases. It does not reopen enrolment and does not amount to a new debt-restructuring option for companies, commercial-property owners or ordinary mortgage borrowers who were never part of the programme.
Nor does the extension itself transfer ownership back to the original owner. It preserves additional time to exercise an existing repurchase right; the asset returns only after the buyback is completed under the applicable agreement and financial-institution process.
For an existing participant, 31 December 2027 is not a reason to ignore an earlier contractual deadline. The Bank of Thailand specifically tells businesses seeking more time to contact their financial institution before the original term expires, so the practical priority is to establish how the extension applies to the individual agreement.
The extra window can help a business arrange financing and prepare the repurchase of an asset that remains important to its operations. Financing terms, the amount payable and the required documents still depend on the relevant contract and institution; the regulatory extension does not guarantee a new loan or complete the repurchase automatically.
