Thailand’s investment-promotion applications rose 37% in H1 2026

Event date

The BOI released the first-half figures on 23 July. They are useful for showing where large corporate projects are seeking incentives, especially in technology infrastructure, but the headline total needs to be read alongside approvals and actual project implementation.

For business owners, job seekers and long-term residents, that difference is important trying to understand what the investment surge may eventually mean for suppliers, employment and local infrastructure.

Data centers dominate the headline total

Digital-sector applications were worth THB 1.11526 trillion across 90 projects, roughly three quarters of the total value filed in the first half. The category includes data centers, data hosting and cloud-service projects.

Electrical and electronics projects followed with THB 120.23 billion across 179 applications. Agriculture and food processing accounted for THB 61.388 billion, high-value services and logistics for THB 40.217 billion, and energy and utilities for THB 39.461 billion.

Foreign-backed applications rose 80% in value

Foreign direct investment applications made up THB 1.368493 trillion across 877 projects, an 80% increase in value from the same period a year earlier. The scale of the digital pipeline means the overall number is heavily influenced by a relatively small set of capital-intensive technology projects rather than evenly distributed growth across the economy.

Applications, approvals and realized investment are separate stages

BOI also reported 1,300 approved projects worth about THB 1.31 trillion during the first half. The approval count should not be treated as the same group as the 1,299 new applications: approvals can include projects submitted in an earlier period.

For those approved projects, BOI estimated more than 82,000 jobs for Thai workers, around THB 386 billion a year in domestic raw-material purchases and more than THB 1.24 trillion in additional annual export capacity. These are projected outcomes if the projects are implemented, not results already delivered during January to June.

Foreign residents should be equally careful with the employment figure. It does not imply that tens of thousands of roles will be open to foreign workers; hiring eligibility and work-permit requirements still depend on the employer, occupation and applicable rules.

A September policy shift puts more weight on projects that actually launch

In September, the BOI approved a revised investment-promotion direction that puts greater emphasis on realized projects and measurable domestic value. It also expanded the Thailand FastPass pipeline, a mechanism intended to shorten approval and permitting bottlenecks for selected major investments.

That later policy move does not change the first-half application total. It does reinforce the right way to interpret it: THB 1.47 trillion is evidence of a large investment pipeline, while the economic effect depends on how much of that pipeline reaches construction, operation and sustained local spending.
