Mulberry Grove The Forestias Condominiums is complete and ready for residents

The condominium sits within The Forestias on Bangna-Trad Road in Samut Prakan. MQDC says the development covers more than 16 rai and comprises six seven- to eight-storey buildings with 269 homes and 537 parking spaces.

Completion changes the nature of a buyer's due diligence. Instead of judging only floor plans, renderings and specifications, a prospective owner can now inspect the actual unit and building, look at natural light and views, listen for noise, walk through the common areas and test how the location works for everyday travel.

A finished building removes one uncertainty, not every buyer risk

A completed project greatly reduces uncertainty about whether the buildings will be delivered and what the finished environment will look like. “Ready to move in”, however, is a project-level status. It does not by itself confirm that a particular unit can be transferred on the terms a buyer expects.

Before committing, buyers still need to check the selected unit's documents, whether the intended ownership structure is available to them, transfer terms, transaction charges and ongoing ownership costs. A physical inspection is also more useful now: defects can be identified before handover, while the exact furniture, equipment and finishes included with a particular unit can be matched against the sale documents.

MQDC says Dusit Hospitality Services has been appointed to manage the condominium juristic person and provide additional resident services. That makes the actual service scope, fees and condominium rules relevant to the ownership budget. The developer's description of the service concept should not be treated as a substitute for the building's governing documents or the charges that apply to a specific owner.

Buyers can now test the everyday experience

The practical advantage of a completed property is that many lifestyle claims can be checked in person. A buyer can walk from the residence to parking and shared facilities, see how the entrances and landscaped areas operate, judge distances within The Forestias and decide whether the Bangna-Trad location fits regular trips to work, school, shopping or the airport.

For a family buying a home, that is often more informative than comparing floor area alone. The relationship between the unit, common spaces and the wider development can now be experienced as it exists rather than inferred from a sales presentation.

For an investor, completion also provides better inputs for a real-world assessment, but it does not establish future returns. A finished unit makes costs and competing properties easier to compare; rental demand, resale pricing and liquidity still need their own evidence and cannot be inferred from completion alone.
