PROUD reports a sharp Q2 profit increase as ROMM Convent starts transferring units

PROUD released its reviewed second-quarter financial statements on August 13 and published a fuller performance update the following day. For someone buying a high-end property from a listed developer, the figures add a useful corporate-level check: they show whether completed sales are turning into recognized revenue, how leverage is changing, and how much contracted business remains to be transferred.

They do not establish the quality, completion timing or investment return of any individual unit. A stronger quarter can improve the picture of the developer behind a project without removing the need to examine that project on its own merits.

The profit increase came with a shift into ownership transfers

PROUD reported total Q2 revenue of THB 1.729 billion and net profit of THB 106 million. Net profit was THB 25 million in the same quarter a year earlier, producing the reported 314% increase. The company also said its net profit margin rose to 6.2% from 1.2%.

For the first half of 2026, revenue reached THB 2.994 billion and net profit was THB 161 million, up 78% from THB 90 million in H1 2025.

Management identified two main operating contributors: ROMM Convent began ownership transfers in May, while VEHHA Hua Hin continued transferring units. That distinction matters in property development because a presale is not automatically the same as recognized accounting revenue. The financial effect becomes clearer as projects reach the stage at which ownership transfers and the relevant revenue can be recorded.

Lower leverage is useful context, while the THB 4 billion backlog is still future business

As of June 30, PROUD reported a sales backlog of THB 4.008 billion that it expects to recognize progressively from 2026 through 2028. Backlog gives some visibility over contracted future business, but it is not cash already earned. Recognition still depends on actual transfers, project timing and buyers completing their obligations.

The company also reported that interest-bearing debt to equity, or IBD/E, had fallen to 1.1x from 1.9x at the end of 2025. That is relevant to property buyers because heavy leverage can constrain a developer’s ability to fund construction and new commitments. Even so, one leverage ratio does not replace a review of cash flow, liabilities, construction progress and the legal and contractual position of the specific development.

Later August updates from the company indicated that transfers at ROMM Convent, VEHHA Hua Hin and other portfolio projects were continuing into the second half. That does not change the Q2 result, but it supports the operational story behind it. Future revenue recognition, however, remains management guidance until the transfers actually occur.

What a buyer can — and cannot — take from the numbers

For a buyer considering ROMM Convent, VEHHA Hua Hin or another PROUD development, the quarterly accounts are best treated as one layer of developer due diligence. Improving profitability and lower leverage answer some corporate-level questions, but they do not replace checks on permits, construction progress, the sale agreement, payment schedule, ownership structure and handover terms for the unit being considered.

The THB 4.008 billion backlog needs the same restraint. It indicates a meaningful volume of contracted sales, not guaranteed resale demand or profitability for every project in the portfolio.

For an investor, the next useful test is continuity rather than the headline percentage: whether transfers keep progressing, debt remains manageable, backlog turns into recognized revenue, and margins hold after the largest current projects move through completion. A strong quarter can be a constructive signal for further investigation without becoming a property recommendation by itself.
