House Cleaning and Domestic Help in Thailand: How to Hire and Set Terms
Quick — 10-second read
- In short
- For one-off or occasional cleaning, the practical issues are usually scope, total price, supplies and access. If one person works directly for your household on a regular schedule and handles a broader set of duties, the arrangement can move closer to employment, which brings different responsibilities.
- Who it matters to
- For renters and owners who need a one-off clean, a weekly cleaner or more regular household help and want to set expectations clearly before the first visit.
- Next step
- Start with a task list for a normal visit and separate it from occasional jobs such as windows, oven cleaning or a deep clean. Then compare providers on the full cost, supplies, cancellation terms, no-show cover and access arrangements.
This is a guide, not legal, tax or investment advice.
Cleaner, cleaning service or regular helper: choose the format first
“I need a cleaner” can describe three very different arrangements. One household wants a reset after moving in, another wants the same person for a few hours every week, while a family in a villa may need several days of help covering cleaning, laundry, linen and general household tasks. They look similar from a distance, but the working relationship and the price logic are not the same.
A booked service is useful when you want a defined visit, a clear booking window and someone to contact if the cleaner cannot attend. Platforms often spell out basic inclusions, cancellation rules and replacement options. The trade-off is continuity: the same cleaner may not always be available, and jobs outside the standard scope can require extra time or a separate service.
A regular independent cleaner gives you more continuity. After a few visits, they already know the layout, where supplies are kept, which surfaces need care and what your household means by a properly finished kitchen. The weak point is resilience. If that person is sick or away, there may be no substitute, and a simple weekly clean can slowly acquire laundry, balcony work, fridge cleaning and other extras unless the scope stays clear.
Ongoing domestic help is a different relationship again. Once someone works directly for one household on a stable schedule and performs a broader set of duties, the arrangement can no longer be treated as an endless series of casual cleaning bookings. Pay, hours, rest, duties and employment rules start to matter. The useful first question is therefore not “which option is cheapest?” but “which relationship am I actually creating?”
One-off cleaning, a regular cleaner or ongoing domestic help: what changes
Look beyond the headline rate. The comparison worth making is who manages the visit, what the booking includes and how ongoing the relationship becomes.

Where to find cleaners in Thailand and how to vet them
For a first booking, a service or platform is usually the easiest place to start because profiles, reviews and booking terms are visible in one place. The real value is not the size of the directory. It is the support around the visit: what happens if the cleaner cannot attend, whether a replacement can be arranged, and whether the provider states that workers are screened or insured. BeNeat, for example, currently advertises background-checked, trained and insured providers plus replacement cover when a cleaner cannot attend; the exact booking terms still matter.
In a condominium, the building’s juristic office or property manager can be a useful second route. They may not formally recommend an individual, but they usually know how outside cleaners enter the building, whether contractors must register at reception and which cleaners already work regularly for residents. That local knowledge can remove a surprising amount of friction during the first few weeks in a new home.
Neighbour and personal referrals solve a different problem: they give you context that a star rating cannot. You can ask whether the person turns up consistently, how they handle rescheduling, whether they are comfortable around pets and how careful they are with belongings. A referral is still not a substitute for your own scope. Two households in the same building can expect very different things from a “standard clean.”
Recent reviews are more useful than a large pile of old ones, and experience with a similar home matters. A studio, a two-bathroom condo and a multi-level villa create different workloads. Communication is also part of the fit. You do not need perfect shared language for routine cleaning, but both sides should be able to understand the address, timing, extra tasks, access instructions and any areas that are off-limits.
How to agree price and scope without surprises
A cleaning rate is almost meaningless until you know what it buys. Two homes of the same floor area can take very different amounts of time: one may have a single bathroom and clear surfaces, while another has two bathrooms, a heavily used kitchen, a balcony, pet hair and furniture that needs moving around. A useful quote starts with the normal visit scope, not just square metres.
Separate time-heavy or occasional jobs from routine cleaning. Windows, balcony work, the inside of an oven or fridge, heavy limescale, ironing, laundry, linen changes, post-renovation dust and extensive pet hair can all change the booking. Cooking is a different household duty again. If you expect these tasks every week, put them into the recurring scope instead of relying on “I thought that was included.”
The less visible costs deserve the same attention: minimum booking time, travel or parking, equipment, cleaning products, VAT, urgent-booking, pet or heavy-soiling surcharges and cancellation rules. Phuket Maid Service currently advertises general cleaning from THB 400 per hour with a two-hour minimum, tax excluded and standard supplies included. It also lists travel charges for some distant or beachfront areas. That is a dated offer from one Phuket provider, not an island-wide market rate.
In Bangkok, BeNeat was displaying cleaner profiles around THB 260 per hour in September 2026. The platform also advertises screening, insurance and replacement arrangements. A profile rate should not be mistaken for a guaranteed all-in total for every booking: the chosen cleaner, booking length, service type, taxes and extras can all affect what you finally pay.
For recurring cleaning, reliability can matter more than squeezing the rate down by another small amount. A cleaner who already knows the property and consistently finishes the agreed scope within the booking window may save more effort than repeatedly switching to the lowest listed price. Compare like with like: the same tasks, the same supplies and the same assumptions about access.

Keys, condo access and household security: what to plan
Keys usually become an issue after a few visits, when staying home for every clean stops being practical. Before handing anything over, understand the building’s own access rules. Some condominiums let outside workers sign in at reception; others require advance registration, identification or resident approval. A perfectly arranged cleaning slot is not very useful if the cleaner cannot get past security.
For recurring access, a separate key, access card or temporary code is easier to manage than your only set. The building may limit how extra cards are issued, so the right solution depends on the property. Decide how access will be returned as well, especially before moving out, changing cleaners or leaving Thailand for an extended period.
Household security does not need to become theatrical. Passports, cash, jewellery, financial documents and small high-value electronics are better kept out of open view, and closed rooms or cupboards should be clearly identified. Pets need a plan too. A dog may react badly to a vacuum, a cat may slip into the corridor, and the cleaner should not have to guess whether a balcony or front door can be left open.
If the home has cameras, using them as a hidden test creates a problem of its own. Tell the cleaner that surveillance is present and avoid making broad legal claims about recording or privacy without checking the rules that apply to the specific setup. The aim is simple: predictable access, clear boundaries and fewer situations where either side is surprised.
Which type of domestic help fits your routine
A defined booking is easy to compare, and ongoing employment is usually unnecessary.
Consistency, rescheduling and a workable access routine matter most.
The broader the task list, the more useful a stable duty boundary becomes.
Verify pay, hours, rest and lawful work status at the time of hiring.
When domestic help becomes an employment relationship
A booked cleaning service and a person who works directly for one household on an ongoing basis are not the same legal arrangement. Borderline cases turn on how the relationship actually works, not the label used in a chat message. A stable schedule, recurring duties and regular direct pay are signs that the household should stop treating the arrangement as a succession of casual cleaning visits.
Thailand’s Ministerial Regulation No. 15, issued in 2024, extended important labour protections to domestic workers. ILO guidance summarises these protections as including minimum-wage coverage, an eight-hour normal workday, a daily break, limits on weekly working time and rights to rest and leave. The framework also restricts the retention of workers’ identity documents as a form of control.
The applicable minimum wage depends on location and the current Wage Committee notification. As of 19 September 2026, the Ministry of Labour still publishes Notification No. 14, effective 1 July 2025, with a THB 400 daily minimum for Bangkok and Phuket. The Wage Committee has been reviewing rates during 2026, so that figure should be treated as a current official reference, not a permanent number. Check the latest notification before an ongoing direct hire starts.
Hiring a foreign domestic worker adds work-authorisation and employer-notification issues. Current Ministry of Labour guidance says employers must not employ a foreign worker without the required work permission or outside the authorised job conditions, and it sets notification duties for employment changes. The correct procedure depends on the worker’s status and the rules in force at the time, so a household article cannot safely replace a case-specific check with the Ministry of Labour or Department of Employment.
This section is a boundary marker, not an individual legal opinion. The worker’s actual hours, duties, nationality, status and place of work can change the answer. If the arrangement has become genuine employment, verify those facts and the current rules before relying on the looser assumptions of a casual cleaning booking.

Expert view

Most household friction starts with the word “cleaning”: the owner imagines the whole home, while the cleaner may be pricing a two- or three-hour task list. I'd write one short scope for a normal visit and keep occasional jobs such as windows, oven cleaning, balcony work or ironing separate. That makes the price easier to compare and gives both sides a fair idea of what fits into the booked time. If the helper is coming most days and doing far more than cleaning, the arrangement deserves to be treated as employment and checked accordingly.
