Thailand’s Economy in 2025: Slower Growth, a Stronger Baht and a More Cautious Housing Market
Thailand finished 2025 with a mixed rather than dramatic economic story. Output continued to expand, but momentum was weaker than a year earlier; average headline inflation slipped slightly below zero, while the Bank of Thailand ended the year with another policy-rate cut. At the same time, the baht strengthened materially against the US dollar, so easier monetary policy did not necessarily translate into a cheaper entry point for an overseas buyer.
Housing data tell a similarly uneven story. Bangkok and its surrounding provinces saw fewer ownership transfers, developers became much more selective about launching new condominium supply, yet price measures did not all move in the same direction. That matters because slower sales volumes are not the same thing as a uniform fall in property values across Thailand.
For a property buyer, the useful reading of 2025 is therefore about conditions rather than a market-wide verdict. Funding currency, the discount to the quoted price, project-level absorption, local credit conditions and rental demand in the exact neighbourhood can matter more than a national headline. Macro data provide context; they do not establish the future return of any individual unit.

Each figure keeps two dates: the period it measures and the date it was published. A 2025 result released in mid-2026 was not available at the end of 2025, and a forecast is never shown as an observed outcome.

Frequently asked questions
Did Thai property prices fall in 2025?
There is no single defensible percentage for the whole market. REIC’s new-condominium index for Bangkok and surrounding provinces was 0.4% lower year on year in Q4 2025, published on 23 February 2026 (source 8). The Bank of Thailand’s broader residential property price index including land was instead 0.6% higher year on year in Q4 2025, in a table updated on 30 June 2026 (source 9). A specific unit should therefore be benchmarked against local comparables rather than one national headline.
Did lower interest rates make property cheaper to buy?
Not automatically. The Bank of Thailand cut its policy rate from 1.50% to 1.25% on 17 December 2025 (source 3), yet the same decision said overall credit was still contracting. Property prices depend on local supply and demand, while borrowing costs depend on the lender, borrower and loan structure. For an overseas buyer, the baht and the source of purchase funds may matter more than the domestic policy rate.
Does the fall in tourist arrivals mean weaker rental demand?
The national data do not support that direct conclusion. Thailand received 32.97 million international visitors in 2025, down 7.23% year on year; the figures were published on 16 January 2026 (source 6). Arrivals do not show where visitors stayed, for how long or whether they chose apartments. A rental-return estimate needs separate evidence on the neighbourhood, rental format, occupancy, rates and costs.
Is a stronger baht bad for an overseas buyer?
It depends on the currency in which the buyer earns and holds capital. Reuters reported on 27 January 2026 that the baht had appreciated by about 9% against the US dollar during 2025 (source 12), which could make the same baht price more expensive for a dollar-funded buyer. The realised effect, however, depends on the exchange rate for each payment rather than the annual percentage. A buyer already holding baht, or earning in baht, faces a different exposure.
Can the 2025 data identify the best time to buy?
No. An annual report describes market conditions, not the optimal entry point for a particular unit. Weaker transaction volumes may improve negotiating leverage, but that depends on unsold stock, the seller’s position and demand for the actual project. A scarce, well-located property can behave differently from the market average. A purchase decision is stronger when macro data are combined with current listings, actual transactions and индивидуально для проекта due diligence.
