Thailand tourism and property demand: what the 2026 numbers mean for rentals

Thailand has a lot of visitors again, but headline arrivals are not the same thing as rental demand for one apartment. The country received 32.97 million international visitors in 2025, down 7.23% year on year and still only about 82.6% of the 2019 peak. July 2026 brought roughly 2.54 million foreign arrivals: only slightly below July 2025, but still well short of July 2019.

The composition of that traffic matters just as much as the total. China is back in first place, Malaysia remains a major short-haul market, India has become a much larger contributor, and Russia passed 1.1 million arrivals by the beginning of August 2026. Those groups do not behave alike: trip length, spending, preferred destinations and accommodation choices vary materially by market.

For a property buyer, national tourism data is therefore a demand signal, not an occupancy forecast. A Phuket, Pattaya or Samui unit can be much more exposed to international seasons than a Bangkok apartment with a broader mix of business, domestic and longer-stay demand. Any yield model should be built month by month and around a rental structure that is actually lawful for the building.

Has tourism in Thailand fully recovered?

Not completely. Thailand received 32.97 million international visitors in 2025, about 82.6% of the 2019 total. July 2026 arrivals were roughly 2.54 million, still materially below July 2019 even though they improved from a softer June 2026. Some destinations and hotel segments can already run at high occupancy despite that national gap. Recovery is therefore better judged by destination and source market than by one countrywide number.

If tourist arrivals rise, will my rental income rise too?

No. Arrivals are only one input. Location, unit type, trip length, competing supply, pricing and seasonality determine how much of the national demand a property can actually capture. A surge in short regional trips can lift visitor counts without creating the same number of room nights as growth in longer-haul stays. For one unit, local bookings and achievable rates matter more than the national headline. Net income after costs is the relevant output, not gross booking revenue.

Is seasonality stronger in resort markets or Bangkok?

Usually in resort markets, especially where demand is closely tied to beach weather and international airlift. Bangkok has a more diversified visitor base that includes leisure, corporate travel, exhibitions, healthcare, education and longer stays, so its calendar does not match the classic beach season. Even the resorts do not share one cycle: Phuket on the Andaman coast and Samui in the Gulf have different weather patterns. Seasonality should therefore be modelled by destination and segment, not by using a single Thailand-wide curve.

Is nightly condo rental legal in Thailand?

Do not assume that a standard condominium unit can lawfully be rented by the night. Thai authorities have enforced against daily condo rentals operated without the required hotel permission. There is a separate small-accommodation regime for certain properties with no more than eight rooms and 30 guests after notification and inspection, but it is not an automatic exemption for any condo unit. Can nightly rentals be included in a condo's base-case return?

Only when the lawful operating route has been confirmed for the actual building and operator. In 2026, Phuket authorities were both enforcing against unlicensed hotel-style accommodation and working through a backlog of licence applications. If a sales pitch relies on nightly income, ask for the legal basis, condominium rules and operator documents. Until those are clear, keep short-stay income outside the base case and do not treat advertised occupancy as guaranteed.
