Thailand long-stay visas compared for 2026
DTV vs Thailand Privilege vs LTR: choosing a route that fits your life
DTV is usually the best-value route for genuine remote workers. Thailand Privilege buys convenience, LTR rewards a narrow qualified profile, and an Education visa only works when study is the real purpose.

The decision in six points
- For an employee of an overseas company, a freelancer with foreign clients or a founder running a non-Thai business, DTV is normally the first route to assess. It combines five-year validity with a modest official fee, but approval still depends on credible evidence.
- Thailand Privilege is a membership product rather than a cheap visa alternative. Current official packages range from THB 650,000 for five years to THB 5 million for the invitation-only 20-year tier, with benefits varying by package.
- LTR can be materially better than DTV for a qualifying applicant, particularly where long reporting intervals, investment status or work facilitation matter. The obstacle is eligibility, not the THB 50,000 processing fee.
- An Education visa is appropriate when the course itself is the purpose of living in Thailand. A nominal school arrangement used mainly to remain in the country is fragile because extensions rely on institutional records and immigration discretion.
- None of DTV, a standard Thailand Privilege membership or an ED visa should be treated as blanket permission to take a job with a Thai employer. Local employment needs the correct immigration and work authorisation.
- Visa validity does not settle tax residence, permanent residence, 90-day address reporting or family planning. Those questions must be reviewed separately against your actual days, income flows and household structure.
Choose the purpose before the visa label
The biggest number on a visa brochure is rarely the number that decides whether the route will work. A five-year DTV, a five-year Thailand Privilege membership and a ten-year LTR are not three versions of the same product. They rely on different evidence, solve different work problems and create different compliance calendars.
DTV asks whether you have a genuine remote-work, freelance or other listed purpose and can document it. Thailand Privilege — still widely searched under its former Thailand Elite name — lets an approved member pay for a long horizon and a service layer without qualifying through an occupation. LTR is the more selective platform: it can be excellent for a qualifying investor, retiree, corporate remote employee or highly skilled professional, but the application starts with category tests rather than the visa fee.
A useful comparison therefore begins with operations, not status labels. Will you remain on a foreign payroll? Do you need to join a Thai employer? Are you moving a spouse and children? Can you maintain the required income, investment, insurance or employer relationship? Would a 180-day entry cycle be acceptable, or are you paying to reduce administrative friction?
The figures and rules below were checked against official Thai sources on 8 August 2026. They are an indicative screening tool, not an approval forecast. Reconfirm the requirements with the responsible Royal Thai Embassy or Consulate-General, Immigration Bureau, BOI LTR Unit or Thailand Privilege before filing, travelling or paying a non-trivial fee.
DTV, Thailand Privilege and LTR side by side
| Visa | Validity | Cost | Who it's for | Right to work | Extension / residency path |
|---|---|---|---|---|---|
| DTV | 5-year multiple-entry visa; up to 180 days per admission plus one requested extension of up to 180 days. Indicative as of 2026-08-08; reconfirm with the mission and Immigration Bureau. | THB 10,000 central fee; at least THB 500,000 financial evidence, which is not a payment. Local currency and incidental costs vary. Checked 2026-08-08; reconfirm before filing. | Remote employees of foreign companies, freelancers, overseas-business owners and eligible Thai-activity applicants; spouse and dependent children file separately. | Covers documented workcation profiles such as digital nomads, remote employees and freelancers; it is not a Thai work permit or general local-employment permission. Position checked 2026-08-08; confirm the actual activity before working. | One extension request per admission, then departure and a fresh admission while valid; after 5 years, a new application or different basis. No automatic PR path. Checked 2026-08-08. |
| Thailand Privilege (Elite) | Membership tiers of 5, 10, 15 or 20 years; immigration permission and one-year stay extensions are managed separately. Indicative as of 2026-08-08; check the stamp and package terms. | Published membership range THB 650,000–5,000,000; Reserve is invitation-only. Family additions and benefits vary. Checked 2026-08-08; obtain a current formal offer before payment. | Affluent expats, frequent travellers and families who value a long membership horizon and service without relying on a professional visa category. | Standard Privilege Entry status is not general work or study authorisation; local activity needs its own lawful basis. Checked 2026-08-08; confirm before employment or study. | Stay extensions follow PE Visa rules; continued status after the package requires an available renewal or new membership. Membership does not grant automatic PR. Checked 2026-08-08. |
| LTR | Up to 10 years as 5 + 5, subject to requalification and maintained conditions; multiple entry and annual reporting. Indicative as of 2026-08-08; reconfirm with the BOI LTR Unit. | THB 50,000 per person when issued in Thailand; overseas or e-Visa issuance may cost more. Income, asset, investment and insurance tests are separate. Checked 2026-08-08. | Wealthy Global Citizens, Wealthy Pensioners, qualifying overseas corporate remote employees and Highly Skilled Professionals; dependants have separate conditions. | Category-specific: Thai-entity work uses the relevant Digital Work Permit process; Work-from-Thailand means remote work for an overseas employer without a Thai work permit. Checked 2026-08-08. | The second five years and later renewal depend on continued eligibility. LTR is not permanent residence; PR requires a separate process. Checked 2026-08-08. |
| Other purpose-led routes | Category-dependent: employment, family, retirement and genuine study use their own admission and extension cycles. Indicative as of 2026-08-08; confirm the exact category. | Consular fees, insurance, financial tests, tuition and work-permit costs vary by route and post. No single reliable total; obtain a current case-specific calculation. | Thai-employer hires, qualifying Thai family relationships, applicants aged 50+, genuine students and other specific purposes. | Non-B with the proper work permission can support local employment; family, retirement and study status should not be treated as a general work permit. Verify case by case. | Extensions depend on the continuing purpose. Some categories may sit alongside a separate PR strategy, but none converts automatically. Position checked 2026-08-08. |
Which route fits your situation
First route to screen when contracts, payments and the overseas business story can be documented. Indicative as of 2026-08-08; confirm the selected post’s evidence list.
Fits when the service layer justifies a large membership payment and Thai work rights are not expected. Reconfirm the available tier and price as of 2026-08-08.
Screen personal income, employment contract and employer tests before choosing it over DTV. Criteria checked 2026-08-08; BOI decides the case.
The correct route depends on the sector, organisation, role, income and expertise. Work authority must be structured before employment; confirm as of 2026-08-08.
A property purchase alone is not enough; the full asset, investment, ownership and insurance tests apply. Screen against BOI criteria current on 2026-08-08.
Compare passive income, investment, insurance, nationality restrictions and annual administration. Indicative as of 2026-08-08; reconfirm officially.
Plan relationship evidence, child-age rules, fees and financial proof for each person. Rules checked 2026-08-08; the responsible mission may request more.
Do not use DTV or standard Privilege as a substitute for local work status. Confirm the structure before starting work; screening position as of 2026-08-08.
How DTV, Privilege and LTR each work
DTV: portable work with an entry-based calendar
The Destination Thailand Visa is valid for five years with multiple entries. Each admission can provide up to 180 days in Thailand, followed by one in-country extension request for no more than another 180 days. Once that maximum period is used, the holder must leave and seek a new admission while the DTV remains valid. This is a flexible framework for a mobile professional, but it is not one five-year permission to stay.
Official central guidance lists a THB 10,000 visa fee and financial evidence of at least THB 500,000. The financial figure is evidence, not a government charge. The harder part is often coherence: the responsible post may want to understand the applicant’s current location, employer or clients, contracts, portfolio, bank activity and source of funds. A credible file tells one story across all of those documents.
The workcation category is intended for digital nomads, remote employees, freelancers and foreign talent. Other listed purposes include certain Thai activities and medical treatment, while a spouse and dependent children can use the family basis. The official consular guidance reviewed for this page describes dependent children as under 20, but the age rule and evidence should be reconfirmed with the responsible post. DTV is not a Thai work permit or blanket authority to join a local payroll, serve a local market or perform activity that requires separate Thai authorisation.
Thailand Privilege: membership economics rather than professional eligibility
Thailand Privilege combines a Privilege Entry Visa with tier-specific assistance and lifestyle benefits. The published visa-membership menu checked in August 2026 runs from Bronze at THB 650,000 for five years to invitation-only Reserve at THB 5,000,000 for twenty years, with Gold, Platinum and Diamond between them. Availability, supplementary family terms, points and services should be confirmed in the current package documents rather than inferred from an older Thailand Elite offer.
This route can make sense for a globally mobile person who wants a long membership horizon, multiple entries and administrative support but does not qualify for — or does not want to maintain — a work- or investment-led category. What the payment does not buy is equally important. Standard Privilege Entry status is not a general work or study permission, and membership is not Thai permanent residence.
Membership duration and immigration permission are separate clocks. Members still need to read the admitted-until date, manage a stay extension when necessary and comply with 90-day address reporting during a long uninterrupted stay. Official programme guidance provides for a one-year extension with each PE Visa extension application. The service team may assist with procedures, but the member remains responsible for lawful status.
LTR: low headline fee, high qualification value
Thailand’s Long-Term Resident programme has four principal categories: Wealthy Global Citizens, Wealthy Pensioners, Work-from-Thailand Professionals and Highly Skilled Professionals. The visa is structured as an initial five-year permission followed by another five years if the applicant still meets the required conditions. Investments, employment, account balances and insurance are not necessarily one-day application evidence; the programme says required conditions must be maintained.
The processing fee is THB 50,000 per person when the visa is collected in Thailand. Overseas or e-Visa collection can cost more. That figure should never be read as the total entry threshold. A Work-from-Thailand applicant is screened against personal income and an established overseas employer. A Wealthy Global Citizen must satisfy asset and Thai-investment tests. A Wealthy Pensioner relies on age and qualifying passive income or investment. A Highly Skilled Professional must fit the role, organisation and targeted expertise rules.
LTR also has a distinct work and reporting framework. Standard 90-day reporting is replaced by annual reporting. A holder employed by an entity in Thailand follows the LTR work-permit process where required, while a Work-from-Thailand Professional remains a remote employee of an overseas company and is not issued a Thai work permit under that category. LTR is renewable if the tests continue to be met, but it is not an automatic conversion into permanent residence.
Purpose-led alternatives may be the cleaner answer
A Thai employer normally points to a Non-Immigrant B and the correct work permission, unless an LTR category genuinely applies. A Thai spouse or other qualifying family relationship may support a Non-O route. Applicants aged 50 or over should compare retirement options such as Non-O, O-A or O-X with LTR Wealthy Pensioner rather than forcing a remote-work narrative. Genuine students may use Non-ED, with the course and attendance — not merely the wish to stay — driving the status.
A practical screening order is:
1. Describe the activity and income source without naming a visa.
2. Remove any route whose category tests you cannot truthfully meet and maintain.
3. Add the whole cost: membership, insurance, translations, certifications, travel, extensions and separate family applications.
4. Put the stay, reporting and requalification dates on a calendar.
5. Check what the route does not solve, especially Thai employment, tax residence and permanent residence.
That process usually produces a clearer answer than ranking DTV, Privilege and LTR by years alone.
How long you can really stay in Thailand
Three clocks run at the same time
For any long-stay route, track at least three dates: the validity of the visa or membership, the permission granted for the current stay, and the next compliance or requalification deadline. The second date controls whether you are lawfully present today. A valid multi-year visa does not override an expired admitted-until stamp.
DTV. The visa can be used for multiple admissions during its five-year validity. One admission can last up to 180 days. One extension of no more than 180 additional days may be requested for that entry. After the maximum period, departure is required before a fresh admission can begin. A person may therefore use DTV as a multi-year Thailand base, but only by managing entries, extension decisions and the visa’s final expiry.
Thailand Privilege. A package may run for 5, 10, 15 or 20 years, while the member’s permission to stay is managed in shorter immigration blocks. PE Visa holders can apply for a one-year extension, and every arrival or extension should be checked against the passport or immigration record. Long membership reduces the need to build a new substantive visa case each year; it does not remove stay-control dates.
LTR. The headline is ten years, but the first permission is for five years and the second five-year period depends on continued qualification. The programme requires relevant conditions — which may include employment, investment, balances and insurance — to remain in place. A change of employer or financial position should therefore trigger a fresh eligibility review rather than an assumption that the remaining years are protected.
Reporting is not an extension
Most foreigners who remain in Thailand for more than 90 consecutive days must notify Immigration of their address through the TM.47 process. Leaving Thailand and re-entering restarts the continuous-day count. DTV and Thailand Privilege holders generally use this standard regime; LTR holders benefit from annual reporting instead. A report records continued presence. It does not add days to the current permission to stay.
Also distinguish the traveller’s duty from the accommodation reporting that may fall on a host, landlord or hotel. Keep a copy of the latest entry record, confirm the address filing where relevant and treat the admitted-until date as the operational deadline.
A long visa can create non-visa obligations
Actual presence can affect tax residence independently of immigration status. Under current Revenue Department rules, reaching 180 days or more in a calendar year can make an individual Thai tax resident; the treatment of particular income then depends on its source, remittance, treaty position and the person’s facts. DTV, Privilege and LTR should not be sold as tax answers.
The same separation applies to local employment, running a Thai company, children’s schooling, property ownership and permanent residence. A visa may make daily life possible while leaving those legal questions untouched.
Before relocating, build a twelve- to eighteen-month control sheet covering entries, the 90-day or annual report, possible extensions, passport expiry, insurance and any five-year LTR review. Then test the plan against a job change, a family member joining later and an unexpected need to remain outside Thailand.
The sensible next step is to identify which Thailand long-stay visa fits the life you will actually lead. NovAsia can structure that profile, compare the plausible routes and coordinate local immigration or legal specialists for questions that require case-specific advice. No adviser can guarantee issuance, admission or extension by the Thai authorities.
Checks to complete before applying or paying
Write down the real purpose
Describe what will occupy most of your time in Thailand. Overseas remote work points toward DTV, genuine study toward Non-ED, a service-led non-working stay toward Privilege, and Thai employment toward a separate work-authorised route.
Confirm the local-work position
Do not assume that a long visa permits a Thai payroll job. DTV, standard Thailand Privilege and ED status are not general work authorisation. Resolve the visa and work-permit structure before starting local employment.
Calculate the whole cost
Include membership, tuition, insurance, translation, certification, travel to the application country, extensions, border trips and dependant applications. The published visa fee is only one line in the budget.
Build a credible funds history
For DTV, prepare an account in the applicant's name with at least the required level and a clear source of money. A stable three-month record is stronger than a last-minute transfer even where the post does not state a fixed seasoning rule.
Make the work evidence internally consistent
Employer, contracting entity, website, invoices, payslips and bank credits should be capable of being reconciled. Where a group has several companies, include evidence explaining the connection and your role.
Verify where you are allowed to apply
Thai e-Visa uses passport, current location and the responsible post. Some embassies accept a recent entry stamp; others require residence rights or additional local documents. Check this before travelling solely to submit.
Map the stay calendar
Mark DTV's 180-day point and any extension, the one-year permission and extension window for Privilege, the institution-led dates for ED, and the five-year reassessment point for LTR.
Plan address reporting
A foreigner remaining in Thailand for more than 90 continuous days is generally subject to address notification. LTR holders use an annual reporting cycle; other categories should follow Immigration Bureau rules based on the actual uninterrupted stay.
Model the family route separately
DTV provides for a spouse and dependent children under 20, subject to evidence. LTR has dependant status. Thailand Privilege family pricing depends on the tier. One person's Education status does not automatically give the whole household the same basis.
Review tax and the end goal
Spending 180 days or more in a calendar year can create Thai tax residence irrespective of visa type. If the objective is permanent residence, citizenship or a lasting Thai career, design that pathway separately from the immediate long-stay visa.

As NovAsia's director, I do not start the choice from a visa name or the longest number on a marketing card. We first fix the person's profile — income source, work model, family, budget and real life calendar — then compare DTV, Thailand Privilege and LTR against current rules and bring in specialists where a legal opinion is needed. This is general strategic guidance, not individual legal or immigration advice.
