Property valuation before sale

A sound valuation does not start with an attractive number. It starts with what is being compared, as of which date, and on which terms. Two similar homes may not be comparable if their rights, completion stage, furniture scope or settlement terms differ.

Why value an asset before taking it to market?

So that the parties do not negotiate different things. An owner needs a defensible expectation range and a record of what supports the asset. A buyer needs a clear comparison logic, not a request to accept that a price is ‘market’. Agent, manager, valuer and lawyer each cover a different part, so their roles are better separated early.

The short answer

Do not treat an asking price, broad statistics or one opinion as a finished valuation. First describe the selected asset, then collect comparable offers and transaction evidence, recording the date and terms of each comparison. Only then does it become clear where there is data and where there is only a seller’s expectation.

1. First fix what is actually being sold

Start with one asset sheet: address or locator, parcel or unit number, current stage, documented and actual area, rights structure, fit-out, furniture, parking, access, management and known works. A marketing name does not identify an asset on its own.

For a resale, its history matters particularly: when improvements were made, what belongs to common scheme property, who maintains systems and what remains at handover. If a comparison is built on ‘similar villas’ but these answers are unknown, it is not yet ready to support a price.

2. Compare terms, not only photographs

For every comparison, record the date, source, asking or evidenced price, what it includes, asset status and the time in which the party can complete a transaction. A listing states a seller’s position on one day; it is not evidence of a closed-deal price.

Do not blend completed assets with unfinished ones, different rights structures or different handover terms. Even identical area does not make two offers interchangeable. It is better to retain fewer rows in a table and understand why each belongs next to your asset.

3. A broad index is context, not a villa price list

BPS publishes its Residential Property Price Index as national statistical material with its own sample and methodology. It is useful for understanding what the indicator measures and for which period, but it does not give the price of a selected Bali asset or replace a comparable set.

ATR/BPN rules on land valuation likewise provide a framework for objects, operations and use of land-value maps. This does not mean a map or regulation automatically values a particular house, villa or the terms of an individual sale. When a formal valuation is needed for a decision, ask the professional to state the assignment subject and method before discussing the result.

4. Turn valuation into a working file, not an argument over a number

One working file should contain the asset description, records and photographs, comparison table, unanswered questions and the date on which everything was assembled. Mark separately what must be checked during a viewing: noise, access, water, electricity, finish condition, manager performance and the real scope of items to be handed over.

If you need to set an opening price or respond to an offer, do not pretend that uncertainty is absent. Record the assumptions, who can confirm them and what would change the position. This saves negotiation time and keeps a wish to sell faster from being confused with a supported market fact.

5. Questions that expose a weak valuation

Ask the professional: which assets they regard as comparable; why others were excluded; as of which date the data applies; what each price includes; where information is evidenced and where it is relayed by a party; and whether rights structure or condition changes the comparison. A sound answer allows unknowns; it does not need to sound certain everywhere.

If a formal valuation is proposed, clarify its purpose, valuation subject, input records, method, date and conclusion limitation. This is not bureaucracy for its own sake: it tells you whether the document answers your question rather than a different question nobody asked.

Decision steps

  1. Build the asset sheet

Record identity, rights, condition, included items and known restrictions.

  2. Select comparisons

Retain only options with a clear date, price scope and comparable terms.

  3. Mark the source of every row

Separate a record, direct confirmation and party-reported information.

  4. Check what changes the comparison

Put access, condition, surroundings and handover scope on the viewing list.

  5. Record the position and its limits

State a conclusion together with date, assumptions and open questions.
