KB PRASAC receives licence to hold transaction funds until agreed conditions are met

Event date

KB PRASAC announced the licence on 10 July and said it planned to launch its Retention or Escrow Services soon. The proposed model is straightforward: the bank holds the buyer's money as a neutral custodian and releases it only after the conditions written into the transaction agreement have been verified.

That could be useful in property sales or business transfers where the parties do not want payment to move before agreed documents or actions are completed. For now, however, the licence should not be confused with evidence that the service is already available for every transaction.

The licence is confirmed; the customer launch is not

The Trust Regulator's operator list shows KB PRASAC Bank with a 9 July 2026 date for the relevant licensed activity. KB PRASAC then publicly acknowledged the licence the following day.

Its announcement still described the service as an upcoming launch instead of an already available product. As of 20 September 2026, we could not confirm a separate KB PRASAC announcement stating that the service had gone live for customers, nor a dedicated public fee schedule for it.

Anyone considering the service for a current transaction therefore needs fresh terms directly from the bank. Eligibility, documentation, pricing and the types of deals accepted cannot be inferred from the licence alone.

Funds are meant to remain with the bank until agreed conditions are met

KB PRASAC says it intends to act as a neutral third-party custodian. Under the model described by the bank, a buyer's funds would be held and released to the seller only after the pre-agreed conditions in the Sale and Purchase Agreement have been verified.

The bank pointed to secondary-market property transactions and SME equity transfers as potential uses. That does not remove the need for careful drafting: the agreement still has to state precisely what must happen before money can be released, who verifies those conditions and what happens if the transaction does not complete.

Deal-specific terms matter before either side relies on the service

A buyer or seller should not build a payment timetable around the service until KB PRASAC confirms that it is available for that transaction. The practical questions are the acceptance criteria, required documents, release instructions, fees, dispute procedure and the route for returning funds if a condition fails.

The licence is meaningful because it confirms the bank's regulated status for this type of activity. It does not by itself verify title, cure defects in a contract or guarantee that a particular property or business deal will be accepted by the bank.
