Borey Lim Chheang Hak operates in a part of Cambodia’s property market that rarely attracts architectural headlines but houses a large share of real urban growth. The brand traces its history to 1990 and has spent decades building landed homes along Phnom Penh’s expanding edges, where families want more space and the ground floor often needs to support a shop, office or service business as well as domestic life.

Instead of one enormous master plan, the company developed a network of separate communities: Chomkar Dong, Som Bour Meas, KM6, Phnom Penh Thmey, Odem 2, Veal Sbov, National Road 3 and Road 41. The locations stretch from established parts of the capital into growth corridors towards Kandal and Kampong Speu.

Housing designed for practical adaptation

The recurring products are linked houses, shophouses, twin villas and detached villas. Their appeal is usually straightforward: bedroom count, parking, usable ground-floor space and access to schools, markets, factories or main roads. This is housing whose value comes from daily utility rather than a complex lifestyle brand.

An independent Knight Frank profile describes the Phnom Penh Thmey development as a 154-home scheme completed in 2016, providing one of the clearest reference points in the public record. Other LCH-branded homes now appear regularly in resale and rental listings. Those listings reveal something new-project brochures cannot: how owners have extended, enclosed or converted the houses over time. In a borey, such alterations can reshape the character of a street, particularly where residential units gradually become shops or offices.

The projects also serve very different catchments. A home on National Road 3 may suit a household connected to southern industrial and logistics areas but involve a long central commute. Phnom Penh Thmey has a more mature urban setting, usually with greater density and higher land values. The age of the brand is therefore useful context, not a substitute for understanding the particular location.

Kadawin and the shared use of the LCH name

Borey Lim Chheang Hak’s recent history is closely connected to Kadawin Development. LCH lists Kadawin as a partner, while Kadawin says it began working with the brand in 2012 and obtained permission to use the LCH name after its formal registration in 2018. This explains why buyers encounter Borey Lim Chheang Hak, Kadawin and KDW in overlapping combinations.

The practical consequence is that projects carrying a familiar name may belong to different periods and corporate arrangements. A mature resale house in an older community presents one set of considerations; a newly launched phase sold on developer instalments presents another. The first is mainly about the present condition of the property and neighbourhood. The second depends more heavily on construction progress, infrastructure delivery and the sale contract.

LCH’s long operating history is valuable because it has produced many occupied streets that can be inspected without the filter of launch marketing. The breadth of the portfolio, however, makes broad conclusions less reliable. Borey Lim Chheang Hak is best seen as an experienced participant in Cambodia’s mainstream landed-housing market, not as evidence that every community using the name will offer the same environment or delivery structure.
