DL Residence
DL Residence is a low-rise residential brand in Phnom Penh, most clearly documented through the namesake borey in the western part of the city. Borey DL Residence states in its own employer profile that the business has operated since 2011 and previously developed Borey Garden Tangov, Tangov House and Borey Tangov, but the public sources reviewed do not establish that all of those projects were carried by the same legal entity that sold homes at DL Residence. Buyers should therefore distinguish the brand's claimed history from the contracting company's verified corporate record.

Overview
DL Residence is a low-rise residential brand in Phnom Penh, most clearly documented through the namesake borey in the western part of the city. Borey DL Residence states in its own employer profile that the business has operated since 2011 and previously developed Borey Garden Tangov, Tangov House and Borey Tangov, but the public sources reviewed do not establish that all of those projects were carried by the same legal entity that sold homes at DL Residence. Buyers should therefore distinguish the brand's claimed history from the contracting company's verified corporate record.
Track record
The namesake DL Residence project has a clearer public record. Realestate.com.kh lists a 2022 completion year for a villa in the development, while FazWaz also dates project completion to January 2022. Project listings describe detached and twin villas, and resale homes in the borey were still being advertised in 2026. That supports the project's physical completion and continued occupation, but it does not replace transaction-level checks of permits, title and the legal seller.
Segments and prices
The clearly documented DL Residence product is landed housing, especially detached and twin villas, while older brand descriptions also refer more broadly to house formats. A Realestate.com.kh listing from late 2021 offered a four-bedroom detached villa on 200 square metres of land for USD 72,000, but that is a historical unit-level asking price rather than a current developer price list. By 2026 the market also included resale listings, so present-day pricing should be checked unit by unit and separated from original developer pricing.
Geography
The namesake project is in western Phnom Penh around Kamboul and the Kob Srov corridor, with different property platforms using Snaor and Trapeang Krasang as the local area reference. The brand's own materials also mention the earlier Borey Garden Tangov elsewhere in Phnom Penh, but the legal-entity link between that project and DL Residence should be verified separately. A wider brand footprint is not, by itself, proof of one continuous corporate track record.
Reliability and public record
The strongest point in the available evidence is a completed project with individual property records and resale activity several years after the reported completion date. Realestate.com.kh described one villa as having a registered land title and a 2022 completion year, but that is evidence for a specific listing, not proof that every home in the borey carries the same title status. Corporate transparency is thinner: the reviewed public sources did not provide a full official website with group-level disclosure or a sufficiently detailed registry history, so the legal side of any purchase needs to be established from primary documents.
What to verify
For a specific home, first match the DL Residence brand to the legal entity named in the sale and purchase agreement and identify the registered owner of the underlying land. Then verify the title for that exact plot and house, any encumbrances, project approvals, title-transfer mechanics, infrastructure connections and compulsory borey charges. A registered-title claim in one property advertisement should not be assumed to apply across the development. Foreign buyers also need to distinguish a landed borey home from a private unit in a co-owned building: Cambodia's direct foreign ownership regime for qualifying strata units does not give a foreign buyer direct ownership of land beneath a villa, so any lawful lease or other holding structure should be reviewed by independent Cambodian counsel before funds are committed.

Is DL Residence completed?
Public project records place completion in January 2022, and homes in the borey continued to appear on the resale market in 2026. A buyer should still inspect the exact property and verify its documents because project-level completion does not establish the condition or title status of every home.
Does the developer have a verified track record going back to 2011?
Borey DL Residence itself says the business began in 2011 and names several earlier developments. That is a useful due-diligence lead, but the independent sources reviewed did not establish continuous operation by the same legal entity across the full period, so 2011 is better treated as a brand claim than as a fully verified corporate-history date.
What title do homes at DL Residence have?
Realestate.com.kh described a specific detached villa as carrying a registered land title, and recent resale advertising also contains title claims. That does not prove identical status across every plot, so the exact property's title and cadastral details should be independently checked before purchase.
Can a foreigner directly own a villa at DL Residence?
Foreigners cannot directly own land in Cambodia. The 2010 law allows foreign ownership of qualifying private units in co-owned buildings subject to statutory limits, but that regime does not by itself make a landed villa directly foreign-ownable. For a villa, the lawful ownership or long-term lease structure needs to be established against the specific title before signing.
