At Mabprachan, Zensiri Lakeside adds another villa format with 21 three- to five-bedroom homes. There is no stable public portfolio-wide price schedule, and third-party asking prices change over time, so a single ESS price band would be misleading. Buyers should compare the actual unit or villa quotation, including price per square metre or plot size, specification, furniture, payment schedule and post-handover charges.
Geography
ESS is concentrated on Thailand's Eastern Seaboard. Its Pattaya developments span Jomtien, central Pattaya and the Mabprachan Lake area, while Koh Chang hosts both villa and boutique condominium projects. This concentration is useful for due diligence because completed developments can be inspected in the same regional markets where new stock is being sold. The official website footer names ESS Group Asia Co., Ltd., while third-party records for Zensiri Midtown identify ESS DEVELOPMENT CO., LTD. as developer; the Zensiri brand alone does not establish who owns the land or owes the buyer delivery obligations. Before paying, buyers should match the seller named in the agreement to the landowner, payment recipient, construction approvals and payment schedule. For an off-plan condominium, a foreign buyer should also confirm foreign-quota availability and the required remittance evidence. Villa purchases need a separate land review. ESS markets a registered 30-year land-lease structure through a Thai leasing company and describes renewal arrangements, but any future renewal depends on the legal and contractual structure and should not be treated as an automatically guaranteed 60- or 90-year registered term. The title deed, lessor, registered term, renewal clauses, leasing-company charges and ownership of the building itself should all be reviewed independently.
