Space that works

The one-bedroom starts around 59 sqm, while current two- and three-bedroom stock is around 104 and 134 sqm. These are layouts that can support full-time living, longer stays and family use rather than forcing every function into a compact holiday unit.

The project is actively under construction in 2026 with Q3 2027 used as the working completion target. Contract timing, payment milestones, specification and legal due diligence matter more here than they would in a completed resale building.

About the project

Zensiri Residence Jomtien is the condominium component of the broader Zensiri Estate & Residences development in Jomtien. The master project combines two distinct products: private pool villas under the Zensiri Estate name and apartments under Zensiri Residences. This record deals only with the condominium element. Some portals merge villas and condos into one project page, which is why the identity can look confusing at first glance, but the apartment scheme has its own two seven-storey buildings, 126 units and one-, two- and three-bedroom layouts.

The most noticeable feature is not a rooftop gimmick or a headline yield; it is the size of the apartments. Current stock shows roughly 59 sqm for a one-bedroom, 104 sqm for a two-bedroom and 134 sqm for a three-bedroom. That is enough space to approach the property as a real home rather than a compact holiday base. A couple can have a separate work area without sacrificing the living room, while the two- and three-bedroom plans make more sense for families, longer seasonal stays or buyers who expect guests.

The condominium itself is moderate in scale: 126 apartments across two low-rise blocks. It is not an ultra-boutique building, yet it is far removed from the thousand-unit resort towers common in parts of the Pattaya market. The practical appeal is that the amenity programme is substantial relative to the unit count. Confirmed facilities include several pools, a children's pool area, jacuzzi, gym, steam rooms, co-working and meeting space, shared lounges, landscaped areas, parking, EV charging and 24-hour security.

Location needs to be read accurately. This is central Jomtien, but it is not beachfront. Developer material places Jomtien Beach at about 2.5 km, central Jomtien at around 900 metres and everyday shops and bars at roughly 300 metres. Access is available via Thep Prasit Soi 17, with alternative connections through Thep Prasit Soi 9, Sukhumvit Soi 54 and Jomtien Second Road. That works well for a buyer using a car, scooter or local transport; it is less convincing for someone whose main requirement is stepping out of the lobby and walking straight onto the sand.

As of 17 August 2026, Zensiri Residences is still under construction. ESS Developments records the combined project as launched in November 2024 with construction starting in 2025. Official social updates continued through 2026, and a June construction post referred to upcoming roof-structure and pool works. Buyers should therefore evaluate it as an off-plan purchase with active construction risk, not as a completed building that can be judged only by a finished unit and common areas.

For working purposes, Q3 2027 is the most defensible completion target. It is consistent with the developer's earlier construction communication, industry coverage of the project and Cornerstone's current 2027 project year. Some portals still display 2026, and one even labels the project as ready to move. Those entries conflict with the developer's own construction updates, so they should not be treated as the contractual handover date. The sale agreement must state the current completion and transfer framework, including what happens if the schedule moves.

Pricing is similarly fragmented across the market. Cornerstone currently shows a 59 sqm one-bedroom at THB 4,611,495, a 104 sqm two-bedroom at THB 8,528,247 and a 134 sqm three-bedroom at THB 10,569,038. Other portals show different prices for the same broad unit sizes, while PropertyHub listings were refreshed in August 2026. That makes the published entry price useful as a market anchor but not as a promise. A serious comparison needs a live availability sheet showing unit number, floor, view, ownership quota, fit-out package and payment terms side by side.

Foreign ownership is a genuine part of the offering. Current listings include units marked for foreign-name ownership, which means foreign freehold can be available within the statutory condominium quota. Under Thai condominium law, foreign freehold is capped at 49% of the aggregate unit floor area of the building. The crucial point is availability at unit level: a project may support foreign freehold while a particular unit or tranche is no longer available in that quota. The ownership form should be written into the reservation and sale documents before money is committed.

ESS Developments is a locally focused private developer rather than one of Thailand's large listed residential groups. Its own company history dates operations from 2019 and points to completed or substantially delivered projects including Serenity Residence Jomtien and Zensiri Midtown Villas, alongside developments around Pattaya, Mabprachan and Koh Chang. That gives buyers nearby reference projects they can physically inspect. It does not remove the need for due diligence: land title, permits, developer entity, contractual obligations and construction progress still deserve a proper review.

The apartment sizes also affect how the amenities should be judged. Buyers who intend to live here for months at a time can reasonably use the co-working spaces, gym, pools and meeting areas as extensions of the home. Families gain more from a children's pool and landscaped common space than a short-stay investor normally would. At the same time, a richer amenity set carries an operating cost, so the quality of the juristic-person budget and maintenance plan will matter after handover just as much as the visual design does today.

Open sources are not consistent on those recurring costs. Different portals quote different common-area fees and different sinking-fund amounts. Because the figures do not reconcile cleanly, none of them is treated here as a confirmed current charge. A buyer should ask for the latest developer cost sheet for the exact unit, covering monthly common fees, the one-off reserve contribution, any advance payment at transfer, utility billing and whether parking or optional services create additional charges.

The same caution applies to the instalment plan. Several portals still reproduce a launch-era schedule with a THB 200,000 reservation and instalments tied to dates in 2025. That tells us the project was sold with construction-period payments, but it does not tell a buyer in August 2026 what today's schedule is. The only useful version now is a fresh quotation tied to the current contract date or current construction milestones. Anything else risks making an old marketing sheet look like a live commercial term.

Taken as a whole, Zensiri Residence Jomtien makes the strongest case for buyers who want generous internal space, low-rise buildings and a resort-like common area without paying specifically for a beachfront address. The trade-offs are equally clear: the beach is a short drive rather than a doorstep, the project is still being built, and several commercial details in public databases have gone stale or conflict. That is not a reason to dismiss it; it is a reason to choose by unit, ownership documents and contract rather than by the general project brochure.
