Where to start

A developer payment plan becomes useful when you stop looking at the headline monthly figure and map the whole cash commitment. This calculator takes the property price, reservation amount, initial-payment percentage, construction period and handover balance, then shows what the schedule implies before completion. Its job is to make the cash timing visible, especially the amount still waiting at handover.

It is not a mortgage calculator. There is no bank interest rate, amortisation schedule or credit approval in the model. Thailand does not have one universal developer installment structure for every new project, so the numbers should come from the actual unit offer and then be checked against the reservation form and sale agreement.

A plan advertised at 0% can still carry an economic cost. The installment price may differ from a faster-payment price, and the property price does not automatically include transfer-day fees or other acquisition costs. This tool keeps those questions separate: it models when the purchase price is paid, while the purchase-cost calculator handles what sits on top of that price.

This is an indicative schedule. The developer contract controls the actual amounts, dates, treatment of the reservation, default consequences and refund terms. A 0% installment plan does not mean the total acquisition cost equals the property price.

How to read the plan

Read the schedule as a sequence of cash calls, not as one monthly affordability number. The reservation secures the unit, the initial payment moves a larger share of the price to the seller, the construction installments spread another share over time, and the handover balance becomes due near completion. Two projects can show the same monthly installment while leaving radically different amounts outstanding at handover.

The handover balance deserves its own funding plan. A large balloon may be perfectly manageable if the cash already exists, but it is a very different risk if the buyer expects to sell another asset, obtain financing later or rely on future rental income. Run the schedule without those optimistic events and see whether the purchase still works.

Buyer-default penalties should not be hard-coded as a universal Thailand percentage. The contract needs to be checked for the due date, notice process, any cure period, how a charge is calculated and what happens if the breach continues. Thai consumer-protection materials also show that reservation money, contract payments and down-payment installments can be treated differently in real disputes, so one case should not be turned into a rule for every project.

Construction delay creates a second scenario rather than a simple calculator switch. A payment may be tied to a date, a construction milestone or a combination of both. Thailand's consumer-protection authority has published condominium cases in which delayed completion supported termination and refund claims, but the buyer should not assume that either stopping or continuing payments is automatically correct without reading the actual contract and getting current legal advice where the stakes are material.

Finally, compare the installment price with the project's faster-payment price. A 0% label says nothing about a discount you may be giving up, and it says nothing about closing costs outside the property price. This calculator deliberately stops at the price schedule so those two questions remain visible rather than being blended into one reassuring monthly figure.

  • Copy the figures from the current schedule for the exact unit, then reconcile them with the contract before each material payment.
  • Confirm in writing whether the reservation is credited toward the initial payment and purchase price.
  • Ring-fence the handover balance separately even when the monthly construction installment looks easy.
  • Keep bank evidence, receipts and an updated statement of the remaining contract balance after every payment.
  • Model a delayed-handover scenario so a longer build period does not automatically break the rest of your cash plan.

Avoid

  • Do not judge affordability from the monthly installment while leaving the handover balance unfunded.
  • Do not assume 0% means the cheapest overall deal without comparing faster-payment pricing and acquisition costs.
  • Do not insert a generic default penalty, grace period or refund rule in place of the signed contract.
  • Do not automatically stop or continue installments after a construction delay without checking what actually triggers the next payment.
  • Do not send money to changed bank details until the beneficiary and its connection to the transaction have been independently reconfirmed.

FAQ

Is this a Thailand mortgage calculator?
No. It models a developer's off-plan payment schedule rather than a bank loan. There is no interest-rate amortisation, lender underwriting or mortgage approval here. If the purchase depends on borrowing, analyse that financing separately before committing to non-refundable property payments.
Does the reservation count toward the initial payment?
In this model, yes: the reservation is credited inside the initial-payment amount so it is not counted twice. If 20% of the price is due as the initial payment, the reservation already paid reduces the cash still due to reach that 20%. The actual project documents must say how the reservation is credited. If a particular reservation fee sits outside the price, the model needs to be adapted rather than forced onto the deal.
How is the monthly installment calculated?
The calculator derives the price share left between the initial payment and the handover balance, then divides that amount equally across the selected number of months. With the automatic handover value set to 100% minus the initial-payment percentage, the construction-installment share is zero; lower the handover percentage to match the real project schedule. Many contracts use unequal payments or milestones, so the equal monthly figure is a planning aid rather than a replacement for the signed schedule.
What if the handover balance is very large?
Treat it as a separate funding event with a named source of cash. A large balloon is not necessarily a problem if the funds already exist, but it becomes a major liquidity risk when it depends on a future sale, unapproved loan or optimistic income assumption. Stress-test the schedule without that event. The plan should still make sense if completion arrives before your preferred funding source does.
What happens to installments if the project is delayed?
There is no universal answer. Check whether payments are triggered by calendar dates, construction milestones or both, and read the extension and default clauses together. Thailand's consumer-protection authority has published cases where delayed completion led to termination and refund claims. That does not mean a buyer should unilaterally stop a payment without checking the specific contract and current legal position.
What penalty applies if I pay late?
Do not assume one standard rate applies to every project. The important contract terms are the calculation base, timing, notice, any cure period and the consequences if the default continues. A termination right or forfeiture dispute may matter more than the headline late charge. If you are considering deliberately missing a material payment, have the consequences reviewed before the due date.
Is a 0% developer installment plan really free?
Not necessarily. Zero percent usually means no separate interest charge in that schedule, but the installment price may be higher than a faster-payment price or may come with different commercial terms. Closing costs are also outside this calculator. Compare the total price under each payment option before calling one of them free financing.
Does this calculator include Thailand purchase taxes and fees?
No. It only allocates the property price over time. Transfer-related charges, legal costs, banking costs, building payments and other acquisition expenses belong in the separate purchase-cost calculator. Keeping the two models separate prevents the handover balance from being mistaken for the total cash needed at completion.

Expert view

A small monthly installment can make an expensive payment plan feel harmless. I read the schedule backwards from handover, because that is where the buyer often discovers the real cash requirement. I want to know what must already be funded, what changes if completion moves, and which payments remain due even if site progress is disappointing. If the sales sheet and the signed contract show different dates or percentages, the contract is the document I work from. Whether a buyer can stop paying, claim a refund or enforce a delay remedy is a contract question, not something a calculator should pretend to decide.
